Mr. Pico also inquired if Council could add additional conditions or requirements
at this point.

Ms. Michelotti asked if Wente was in the process of presenting plans for
approval.

Mr. Swift said several preliminary design plans had been brought in for review,
but no application has been made as yet.

Ms. Michelotti felt that if Weme was so close to submitting a plan, it seems
appropriate to set a time frame for submitting a plan for approval.

Mr. Roush responded to Mr. Pieo's questions by stating that staff has asked
developers to provide cash as security for completion of conditions. In this ease, Council
can do that and then a performance bond could be substituted later.

Mr. Pico asked if the staff estimates could be increased by some percemage to
cover contingencies?

Mr. Roush replied that it could.

Ms. Dennis asked when the remaining tasks to be done by staff would be done?

Ms. Seto reviewed the outstanding items. The water pressure issue has been
rcsulvcd and permits have been pulled to change the water tanks that provides water to
the affected neighborhood. The acoustical study was submitted and staff is reviewing it.
The lot line adjustments have been submitted and are being reviewed by the Public
Works Department. The bat roost information is still outstanding and staff is awaiting
confirmation from the developer with regard to whether that has been completed. Staff is
working with the architect for preparation of standards for parcel D. The issue of signage
lbr the buffer area is complicated, because the property on which the signs are required is
not owned by Signature Properties. Wente will be contacted. Lastly, the storm drain
outfall plans have been submitted to staff and as of this afternoon staff approved the
methodology for completing the repair.

Ms. Dennis summarized that all the things were submitted and asked if that
fulfilled the requirements of the final map. How long will it take for staff to review the
acoustical study.

Ms. Seto said a few days. However, the ihitiai review says the berms meet the
requirements.

Ms. Dennis felt the big issue was the winery.

Mr. Roush said that item is not as far along as other items.

Pleasanton City Council 12 10/03/00
Minutes
