intent is to allow the immediate neighbors to have input as to how those lots will be <br />placed. Various locations have been discussed for the affordable units. The neighbors <br />strongly desire single story units with adequate setbacks along their rear fences. That <br />will be the case no matter what is put there. The details of how the lots will be plotted <br />will be worked out at the tentative map stage. Staff did not try to scatter them throughout <br />the project, because the direction from the Planning Commission and Council with <br />respect to this area was to try and stay as close to 10,000 square foot lots as possible <br />towards the western end of this area, which is why the larger lots were put there. <br /> <br /> Mayor Tarver had difficulty with the lot configuration coming back at the <br />tentative map stage, the number of units and some of the other issues that are part of this <br />application. Is it possible to require this to go to the Housing Commission for review as <br />to the cost of the units and the plan as well as to the Planning Commission? <br /> <br /> Ms. Michelotti also wondered about a duet product, but that was answered by the <br />concems expressed by the neighbors adjacent to the project. She felt that could still be <br />considered because there are attractive single story duets. She referred to the fencing on <br />Rose Avenue and expressed her desire that there be some kind of wrap around yard <br />landscaping, so the fence is not just a long tunnel-like fence. Perhaps the sideyard <br />fencing could be shorter. She preferred fencing of five feet solid and one foot in lattice. <br /> <br /> Beatrice Nolan, 1027 Rose Avenue, indicated she has accepted changes to the <br />PUD in order to go forward with this project. She has enjoyed working with <br />Councilmembers and staff. She is surprised at the letter from the Fair Board protesting <br />her project. She believed they have been a good neighbor with all the previous Fair <br />Boards over the years. She said this has been a learning experience and she admired the <br />patience of the Council. Because of Council and its committees, Pleasanton is a <br />wonderful city to live in with great police and fire departments. She understands the <br />tough job Council has and she extended her appreciation and thanks to the Council. She <br />felt her project would be a compliment to the City. <br /> <br /> Mary Nolan, 2046 Mill Road, Novato, indicated her parents are people of <br />integrity who have lived here for forty years. She and her brothers and sisters grew up in <br />Pleasanton and they love how the City has grown. Her parents have waited a long time to <br />do this. It is possible to build 72 units, but they realize that is not a benefit to anyone. <br />She felt the teamwork between her parents and SummerHill Homes, who is an excellent <br />in-fill builder, has been a great combination. She encouraged Council to approve this <br />project. <br /> <br />There being no further speakers, the public heating was closed. <br /> <br /> Ms. Ayala inquired about the Rose Avenue extension. She drove out to the <br />Trumark project and felt the road should have been extended before that project was <br />built. She also inquired about the letter that had been sent by the Fair Board.
