EXHIBIT "1" <br /> <br /> CONDITIONS OF 1PPROVIL PUD-80-2-8D <br /> RESOLUTION NO. 88-118 <br /> <br />1. That the development shall substantially conform to the plans <br /> and elevations on file with the Planning Department except as <br /> modified herein. <br /> <br /> 2. That the development shall be subject to all conditions of <br /> approval of PUD-80-2-2M. <br /> <br /> 3. That the developer be aware that exterior modifications to <br /> accommodate individual tenant entry shall be kept to a <br /> minimum in order to preserve the architectural and <br /> landscaping unity of the complex as much as possible and that <br /> such requests for modifications to the development plan are <br /> subject to prior City approval. <br /> <br /> 4. That the developer shall submit a final plan showing the <br /> meandering pedestrian pathway and corresponding landscape <br /> plan to the Planning Director for review and approval prior <br /> to the securing of a building permit, that this plan shall <br /> increase the width of the landscape/pathway area where <br /> possible beyond that shown on the site plan on file with the <br /> Planning Department, and that construction of the <br /> landscape/pathway area shall be accomplished at the same time <br /> as the construction of the corresponding adjacent parking lot <br /> area. <br /> <br /> 5. That the comprehensive sign program for the complex shall <br /> conform to the criteria as shown on the plans and elevations <br /> on file with the Planning Department except that the Type "A" <br /> Major Tenant sign category shall be limited to one sign per <br /> building, that all signs shall be consistent with the <br /> approved Koll Center Design Guidelines, and that all sign <br /> compositions and locations shall be submitted to the Planning <br /> Director for review and approval prior to the security of a <br /> building permit and installation. <br /> <br />6. The applicant shall revise the two proposed driveways to <br /> provide two egress and one ingress lanes. <br /> <br />7. The applicant shall submit reproducible mylar maps/site plans <br /> as required to the satisfaction of the City Engineer and Fire <br /> Chief for base mapping purposes. <br /> <br />8. That this development shall be subject to all Standard <br /> Conditions of Development attached hereto and made part of <br /> this case by reference, except Conditions 7, 12, 29, 46, and <br /> 54. <br /> <br /> <br />
