<br />~ <br />~ <br />111 <br />W <br />CD <br /><( <br /> <br /> <br />:',373' <br /> <br /> <br /> <br /> <br />Service) District to the PUD (Planned Unit Development)-Medium Density <br />Residential District located at 607-675 St. John Street, approximately 60 feet <br />east of the intersection of Pleasanton Avenue and St. John Street, and that <br />all uses and site development standards of that PUD.be those of the R-1-6500 <br />District except as follows: (1) density up to 10 units per net acre may be <br />allowed, therefore, one dwelling unit could be allowed for each 4,356 sq. ft. <br />of lot area;(2) maximum floor area ratio shall be 50%; (3) two parking spaces <br />per dwelling unit shall be required but all spaces may be uncovered for all <br />but the first unit on a site; (4) all living units shall be considered main <br />structures not accessory structures; (5) each unit shall have 500 sq. ft. of <br />usable open space meetjng the standards of Section 2-5.45 of the Zoning Code; <br />and (6) that lot 675 St. John Street (Jess Spencer Mortuary) be designated as <br />a conforming use in this PUD, be introduced. <br />The roll call vote was as follows: <br />AYES: Councilmembers Brandes, Butler, Mohr, and Mayor Mercer <br />NOES: None <br />ABSENT: Councilmember Wood <br /> <br />AP-85-4, A eal by the City Council of a decision of the Zonin Administrator <br />granting a minor modification to case PUD-79-6 to ma e 'automobi e rental, <br />sales and service" an allowed use on the 1.14 acre site located on Owens Court <br />immediately east of the Super 8 Motel and north of Schoebers Racquetball/Spa. <br />The site is zoned PUD (Planned Unit Development)-Commercial District <br />Mr. Harris presented his report (SR 85:236) dated May 7, 1985, regarding <br />this matter. <br /> <br />Mayor Mercer declared the public heaing open on this item. <br /> <br />Mr. Robert Price, representing National Car Rentals and Sales, stated this <br />parcel is the last open parcel of land in the PUD area near 1-580 and is a <br />good use of the property. He stated that this type service is needed in <br />Pleasanton, especially near the business parks located in the area. He stated <br />this type use is better than some of those listed on the original application. <br />He advised the subject location is not a prime retail location because it is a <br />dead end street. He cited other advantages to the City for this use would be: <br />(1) low traffic generator; (2) low generator of sewerage; and (3) high tax <br />generator. <br /> <br />Mr. John Aker, Zone Manager for National Car Rentals, reviewed the service <br />provided and the sales tax that will be generated from this business. He ad- <br />vised there would not be any trucks or trailors, and that maintenance is ac- <br />complished in Burlingame; only cleaning and gassing of cars would be done on <br />site. <br /> <br />Mr. John Ferreri, 865 Abbie Street, one of the partners of Hopyard Associ- <br />ates, stated he felt this particular use is appropriate for the site and that <br />it will not create overflow parking problems in the area. <br /> <br />No one in the audience spoke in opposition to this item. <br /> <br />There being no further testimony, Mayor Mercer declared the public hearing <br />closed. <br /> <br />After discussion, it was moved by Councilmember Butler, and seconded by <br />Councilmember Mohr, to deny AP-85-4, appeal by the City Council of a decision <br />of the Zoning Administrator granting a minor modification to case PUD-79-6 to <br /> <br />- 10 - <br /> <br />5-7-85 <br />
