He stated that ap- <br />proval of the proposed shopping center would definitely hurt his business; and <br />also there is the question of preserving the downtown area. <br /> <br /> Mrs. Nancy Storch, 3193 Chardonnay Drive, stated she lives close to the <br />Vintage Hills Shopping Center as well as the proposed Santa Anita development. <br />She stated .there is a trails system and walking entrance to Shadow Cliffs Park <br />at the east end of the proposed shopping center. She suggested eliminating <br />Building 7 and having that the entrance into the Arroyo trail system and <br />Shadow Cliffs Park. She stated the anchor stores will have visual impact on <br />the mobile home park, and should have more landscaping to screen inbetween <br />this area. She stated it is generally agreed that the Santa Anita project <br />will wipe out the Vintage Hills Shopping Center; if true, Vintage Hills resi- <br />dents will not have a grocery store - they need a safe place they can walk to. <br />She stated she likes her neighborhood shopping center and does not want to see <br />it fail. The proposed project is three times larger and will have more people <br />shopping. She felt it will draw from other centers, especially downtown, and <br />would also inhibit a shopping center in the Mission Park area from ever being <br />built. Mrs. Storch stated it would be a mistake to build a large regional <br />shopping center at this edge of town, it will create urban sprawl. <br /> <br /> Mr. Bill Northend, resident of Pleasanton, stated he is deeply concerned <br />about what is happening to this unique community. It has character and iden- <br />tity; and the key is to preserve the downtown which will help address issues <br />on a community-wide basis. He stated it is terribly wrong to threaten down- <br />town; decisions need to be made for Pleasanton's future community. <br /> <br /> Ms. Pat Mitchell, owner of laundromat in Vintage Hills Shopping Center, <br />stated that downtown will suffer if the proposed center is approved; it will <br />hurt Flair Market and other businesses in the Vintage Hills Shopping Center; <br />will adversely impact traffic on Vineyard Avenue; and Santa Anita will also <br />hurt the Stoneridge Shopping Center. She stated she has control over her <br />business and runs it in a manner that is an asset to the City. She felt this <br />type of business should be protected. <br /> <br /> Mr. Keith Wardin, 2931 Liberty Drive, stated that at the Planning Commis- <br />sion hearing it was brought out that this project would create more jobs; he <br />felt it should be made clear this would be a detriment rather than a benefit. <br />He advised there is a great need for clerks and helpers now. He felt the pro- <br />posed center is not appropriate at this time, and may not be appropriate at <br />all. <br /> <br /> Mr. Manuel Rodriquez, businessman in Vintage Hills, stated he felt strong- <br />ly that the approval of the regional shopping center will definitely have an <br />adverse impact on the business people that have struggled to have a successful <br />business in a neighborhood shopping center. He stated he is speaking for his <br />own survival; he feels threatened. He added that the Santa Anita project is a <br />good project and well designed and that he would be in favor of it in 4-5 <br />years from now. <br /> <br /> A business lady on Main Street stated she recently left a corporation job <br />to start a business on Main Street and become a part of a community that is <br />unique and cannot be found anywhere else. She stated she felt welcomed by the <br />other downtown merchants; that competition was not an issue.
