115 <br /> <br /> Ms. Buxton stated that the concern about large blank walls <br />was resolved by adding a feature to Plan 3, and the two-story <br />element in Plan 4 goes only a short distance. To address the <br />concern about parking and the 28-feet wide streets, the units were <br />re-oriented, thereby moving the project back to have different <br />side and angle elevations as well as landscaping. <br /> <br /> Mr. Jeff Helwit, Project Architect, explained that the <br />cluster concept follows the traditional cul-de-sac with a zero lot <br />line concept. There would be no more than two houses in a row on <br />each street. Although there are only four different unit types, <br />the streetscape along Stoneridge Drive would include seven <br />different facades. The architectural treatment follows the <br />courtyard concept adding a one-story form. He then offered to <br />answer questions on the project. <br /> <br /> Mr. Tony Rakocija, 3233 Monmouth Court, President of <br />Pleasanton Meadows Homeowners Association, stated that he was in <br />favor of the project. He mentioned that the proposed density of <br />eight units per acre is acceptable and that anything higher than <br />that would not be appropriate along the Arroyo Mocho. He added <br />that a higher density would worsen the traffic at the intersection <br />of Santa Rita Road and Stoneridge Drive, especially when the <br />Stoneridge area is fully developed. He said that the project's <br />appearance is a positive addition to the area and blends well with <br />the Pleasanton Meadows development, which is primarily composed of <br />courts. <br /> <br /> Mr. Chris Haynam, 3035 Ferndale Court, stated that this was <br />an attractive high density project, appropriate for the site. He <br />comptimented the developers for taking the community into account <br />and addressing the concerns of the neighbors living adjacent to <br />the property. He commented that the Planning Commission's <br />recommendation to double the density would have a negative impact <br />on the immediate neighbors. He requested Council to consider the <br />project on its own merits. <br /> <br /> Mr. Charlie Howell, 3126 Montpelier Court, whose house backs <br />up to the project, indicated his support for the project. He <br />expressed his appreciation to the developers, who talked to the <br />homeowners in the neighborhood and resolved their concerns about <br />the turn-around problem. He stated that with the Gateway <br />Apartments to the east, a high density project in this site would <br />add to the traffic problems as well as to the safety factors of <br />the roadway and children in the area. He asked Council to vote in <br />favor of the project. <br /> <br /> Ms. Karen Tracy, 3103 Weymouth Court, Vice President of <br />Pleasanton Meadows Homeowners Association and whose home also <br />backs up to the proposed project, stated that she had talked to <br />all the homeowners backing up to the project.
