EXHIBIT "A" <br /> <br /> RESOLUTION NO. 88-99 <br /> <br /> Conditions of Approval for PUD-80-2-9D <br /> <br />1. That the development shall substantially conform to the plans <br /> and elevations on file with the Planning Department except as <br /> modified herein. <br /> <br /> 2. That the development shall be subject to all conditions of <br /> approval of PUD-80-2-2M. <br /> <br /> 3. That the developer be aware that the priority for occupancy <br /> in the complex shall be light industrial uses and that office <br /> and alternative uses requiring more intensive parking <br /> capacity shall be limited unless the required parking <br /> capacity is provided per the Design Guidelines; regulation of <br /> said user shall be monitored by the City through the zoning <br /> certificate process. <br /> <br /> 4. That a final landscaping plan for the project shall be <br /> submitted to the Planning Director for review and approval <br /> prior to issuance of a building permit and that such a plan <br /> shall include among other elements, additional landscaping <br /> along the southerly and eastern perimeter of the site. <br /> <br />5. That a comprehensive signing program shall be submitted to <br /> the Planning Department for review and approval by the Design <br /> Review Board. <br /> <br /> 6. That the enclosures for mechanical equipment on the roof <br /> elevations of the structure shall be designed to be <br /> compatible in appearance with the exterior building walls. <br /> The materials used shall be subject to review and approval by <br /> the Planning Director. <br /> <br />7. That all requirements of the Fire Department shall be <br /> complied with. <br /> <br />8. The applicant shall grant a public service easement to the <br /> City for maintenance purposes over the south driveway from <br /> Koll Center Parkway to the existing sanitary sewer lift <br /> station site at the northwest corner of this parcel. <br /> <br />9. The access drive to the sanitary sewer lift station shall be <br /> revised as required and shall be constructed to the <br /> satisfaction of the City Engineer. <br /> <br />10. The applicant shall provide a connecting sidewalk between the <br /> public walk along Koll Center Parkway and the private on-site <br /> walk system. <br /> <br /> <br />
