EXHIBIT "A" RESOLUTION NO. 88-99 Conditions of Approval for PUD-80-2-9D 1. That the development shall substantially conform to the plans and elevations on file with the Planning Department except as modified herein. 2. That the development shall be subject to all conditions of approval of PUD-80-2-2M. 3. That the developer be aware that the priority for occupancy in the complex shall be light industrial uses and that office and alternative uses requiring more intensive parking capacity shall be limited unless the required parking capacity is provided per the Design Guidelines; regulation of said user shall be monitored by the City through the zoning certificate process. 4. That a final landscaping plan for the project shall be submitted to the Planning Director for review and approval prior to issuance of a building permit and that such a plan shall include among other elements, additional landscaping along the southerly and eastern perimeter of the site. 5. That a comprehensive signing program shall be submitted to the Planning Department for review and approval by the Design Review Board. 6. That the enclosures for mechanical equipment on the roof elevations of the structure shall be designed to be compatible in appearance with the exterior building walls. The materials used shall be subject to review and approval by the Planning Director. 7. That all requirements of the Fire Department shall be complied with. 8. The applicant shall grant a public service easement to the City for maintenance purposes over the south driveway from Koll Center Parkway to the existing sanitary sewer lift station site at the northwest corner of this parcel. 9. The access drive to the sanitary sewer lift station shall be revised as required and shall be constructed to the satisfaction of the City Engineer. 10. The applicant shall provide a connecting sidewalk between the public walk along Koll Center Parkway and the private on-site walk system.
