PUBLIC HEARINGS <br /> Item 6a <br /> PUD-80-15-5D-2M, Application of Pleasant Village Associates for a <br /> Major Modification to an ApprovedPUDDevelopment Plan for a Retail <br /> Commercial Complex to Relocate an Electrical Room and Trash <br /> Enclosure, Modify a Fountain, Extend a Covered Arcade and <br /> Storefront Windows to the West Buildinq Elevation, Amend the <br /> Approved Comprehensive Signing Program to Allow an Additional <br /> Tenant Sign on the West Elevation, and Consider a Three-Foot Height <br /> Increase for a Portion of the Building, All Located at 6700 Sant~ <br /> Rita Road at the corner of Pimlico Drive <br /> <br /> Mr. Swift presented his report (SR 90:282) regarding the <br /> matter. <br /> <br /> Mr. Steve Thomas, 1321 Mountain View Boulevard in Walnut <br /> Creek, owner of the Pleasant Village Center, reviewed the project. <br /> He stated that concerns had been raised regarding the height of the <br /> building, as compared with plans that the City had on file from <br /> 1987. He explained that he had purchased the property in 1989 and <br /> was working with plans that had a City-approved building permit, in <br /> addition to City staff's confirmation that the building was being <br /> constructed according to the approved plans. He indicated that he <br /> would be willing to plant more trees on his property or work with <br /> the neighbors to put in more trees on their properties to screen <br /> the project better. He further stated that there was an additional <br /> concern over the location of a City-built masonry block wall in the <br /> rear of center and the setback of the building from the property <br /> line. He pointed out that the building is seven feet from the <br /> soundwall on the west side of the development but is ten feet from <br /> the property line, as called for in the plan. He added that a <br /> substantial amount of sunlight enters the west section to address <br /> the neighbors' concern about the ability of trees to grow in that <br /> area. Finally, in response to a concern about security in <br /> connection with the paved access behind the building, he said that <br /> a cyclone fence would be installed on both ends with tenant access <br /> <br /> 7-17-90 <br /> <br /> - 4 - <br /> <br /> <br />
