He explained that the street was reduced to 20 feet to <br />accommodate a sidewalk <br /> <br /> Ms. Mohr asked if the sizes of the units were the same. <br /> <br /> Mr. Alborzi said yes. <br /> <br /> Ms. Scribner inquired if there were guest parking spaces in <br />the original plan. <br /> <br /> Mr. Alborzi said yes. <br /> <br /> Mr. Mercer asked staff if the applicant would have to go back <br />to the Design Review Board and Planning Commission if Council <br />requests the applicant to redesign the original plan to accommodate <br />Council recommendations such as having additional parking. <br /> <br /> Mr. Roush said no. <br /> <br /> Ms. Scribner inquired if the recreation area would be able to <br />accommodate a piece of equipment for the children without having a <br />separate tot lot. <br /> <br /> Mr. Alborzi replied that the tot lot could probably be <br />incorporated within the recreation area. He added that the units <br />could be turned around to create driveways from the other side, and <br />four units could be revised to eliminate one and add more parking <br />spaces. <br /> <br /> Mr. Mercer indicated that the item would be continued to the <br />March 19th City Council Meeting, during which time the applicant <br />would meet with staff to revise the original plan for 27 units to <br />accommodate Council recommendations regarding adding parking <br />spaces, turning the units around to keep the driveways away from <br />the street, and adding a tot lot for the children. He also <br />requested Staff to look into the possibility of replacing the ten- <br />foot soundwall with an eight-foot one. <br /> <br /> It was moved by Ms. Mohr, and seconded by Ms. Scribner, that <br />Resolution No. 91-32 be adopted, based on a review of an initial <br />environmental impact study done for this project and on a finding <br />that no significant environmental impact would occur as outlined in <br />the City's guidelines and on further finding that a negative <br />declaration is appropriate in connection with PUD-90-17, the <br />application of Sunwest Horizon to rezone approximately 2.3 acres of <br />land from the Agriculture Zoning District to the PUD - High Density <br />Residential District and to approve a PUD development plan for the <br />construction of 25 two-story townhomes to be located generally east <br /> <br /> - 17 - <br /> 3-5-91 <br /> <br /> <br />
