He indicated that the Currins had signed <br /> an agreement with the City which required that before Oak Tree <br /> Farms could proceed with a final map, there must be financial <br /> assurance that the improvements in the Golden Eagle project would <br /> be complete and that the fees to the City would be paid. <br /> <br /> Jerry Dommer, 256 Sutter Street, San Francisco, Architect, <br /> explained that the following changes were made to the project to <br /> conform to the Overlay District; the number of lots had been <br /> reduced on Foothill Road so the size of the lots are larger; the <br /> setbacks are 120 to 155 feet and these homes will be one story. <br /> Two open space areas were introduced. The lots along the north <br /> property line had been reduced to the minimum of 35,000 square feet <br /> and the homes on these lot will be one story in height. The <br /> average size of these lots was changed from 15,000 to 20,000 square <br /> feet. The horse facility has been removed because it was not <br /> included in the EIR. Mr. Dommer indicated that the height <br /> limitation for lots above 15 degrees was changed to 35 feet. <br /> Condition 15c however, remains at 30 feet maximum and Mr. Dommer <br /> requested it be changed to 35 feet. <br /> <br /> Mr. Swift said staff was satisfied with that. <br /> <br /> Mr. Dommer then referred to Conditions 16e and 85a and asked <br /> for clarification on the fill and cut. <br /> <br /> Mr. Swift explained that the intent of Conditions 16e and 85a <br /> was to preclude fills so that the pad area would move out closer to <br /> the adjoining neighbors. There are no restrictions on <br /> inside-of-house cuts. <br /> <br /> There being no further testimony, Mr. Mercer declared the <br /> public hearing closed. <br /> <br /> Mr. Tarver asked if it was a normal procedure to request <br /> payment of park fees at the time the grading permit was requested. <br /> <br /> Mr. Swift replied that with this type of project, it was <br /> normal to request such payment upon the approval of the final map <br /> and improvement plans which function as the grading plan. <br /> <br /> Mr. Tarver referred to Condition 23 and asked how long would <br /> the water in a 150-200 gallon storage facility last if there were <br /> a fire. <br /> <br /> Fire Chief Withers explained that it would last approximately <br /> 10-15 minutes per sprinkler head if the storage facility were full. <br /> <br /> 4/7/92 4 <br /> <br /> <br />
