151 <br /> <br /> Richard Flynn, 1630 North Main #134, Walnut Creek, represented <br />the Green family. He requested that Medium Density Residential be <br />applied to the Green's parcel. He explained that it would not be <br />likely that the redesignation of the Green's property would result <br />in the creation of spot zoning Parcel 6 and 7 developed into <br />residential uses. Mr. Flynn urged Council to impose development <br />standards that would preclude the installation of a soundwall. He <br />also asked that the 75 foot set back standard be omitted. <br /> <br /> Gary Van Wegen, 488 Sycamore Road, believed that the 75 foot <br />set back was consistent with requirements for all other properties. <br />The Green's property was not ever considered for Medium Density <br />Residential. Mr. Van Wegen indicated that everyone worked very <br />hard with the Greens on this planning process and many changes were <br />made. He felt that the Greens' request was inconsistent with the <br />proposed plan. <br /> <br /> Ron Horan, 876 Bonita Avenue, disagreed with Mr. Van Wegen's <br />comments. He was in favor of the plan and felt that it would be a <br />good addition to the City of Pleasanton. He asked that Council <br />support the Greens' request for reconsideration of designating <br />their property to Medium Density Residential. <br /> <br /> Mr. Tarver asked what would a Medium Density Residential <br />zoning on the remaining part of the Greens' property yield. <br /> <br /> Mr. Swift replied Medium Density could allow between two and <br />eight units to the acre. <br /> <br /> Mihran Krikorian, 6425 Randall Court, Rosepoint Development, <br />was concerned with the effect of having two to eight units per acre <br />near his neighborhood. He felt that the two Medium Density areas <br />should be restricted to single-story units and should be 200 feet <br />from the rear property line. <br /> <br /> Chuck Eddinger, 3445 Touriga Drive, spoke on behalf of the <br />Pleasanton School Board. He stated that the Board generally agrees <br />with the staff report. At previous meetings the Board had <br />requested that there be one acre parcels on Sycamore Road and <br />15,000 square foot lots at the northern area of this plan. He <br />again made the same request. He wanted approval of 85 units for <br />the 42.5 acre parcel. <br /> <br /> Sharon Caldara, 911 Sycamore Road, expressed her concern in <br />developing this area. She felt that this plan was going to ruin <br />the area. She was greatly concerned that the new residents would <br />complain of the farming smells, noise, and activities that come <br />from these existing homes. She was concerned for her children's <br />safety due to the traffic this project will create~ Ms. Caldara <br />was afraid that the existing residents would have to change their <br />life styles to accommodate the new residents. She felt that it <br />was not right to close roads off because of the new residents' <br /> <br />3/17/92 9 <br /> <br /> <br />
