120 <br /> <br /> Ms. Mohr asked if the five acre home site and the forty four <br /> acre site be combined into a single parcel. She also asked what <br /> kind of paddock's would there be around the upper barns. <br /> <br /> Mr. Smith indicated the two sites would not be combined. <br /> Under the proposal given to the Council, the barns would not be <br /> built. If the barns were built there, they would hold 30 horses. <br /> and four or five acres would be in the paddocks. The rest of the <br /> open space would consist of a riding ring, and jumps and necessary <br /> equipment used for this type of facility. <br /> <br /> Jerry Domer, 256 Sutter Street, San Francisco, spoke in regard <br /> tothe height limit. He explained that the formula that staff was <br /> currently using wasthat 30 feet was measured from the lowest point <br /> of the foundation to the highest roof ridge. Every home that is <br /> over ten percent (10%) grade on this project will be forced to <br /> changed to split level in order to reduce the amount of cut and <br /> fill to make thehouse settle as much as possible. He asked that <br /> the formula be changed to read "thirty (30) feet parallel to the <br /> fall of the land". <br /> <br /> Mayor Mercer asked what the difference was compared to the <br /> bottom of the foundation. <br /> <br /> Mr. Domer explained that a two-story house is measured from <br /> the where the wall at the bottom hits the ground to the top portion <br /> of the roof. He asked that staff measure 30 feet parallel to the <br /> site on the split level homes going up the hill. This would allow <br /> a higher roof in a split level home. <br /> <br /> Ms. Mohrasked what the maximumheight would be if Council did <br /> grant the allowance on the slant. <br /> <br /> Mr. Domer replied that each house would be different but on an <br /> average it would be three to five feet. He added that the overlay <br /> district allowed a two story houses on the first two lots on <br /> Foothill Road but this project was committed to one story houses. <br /> He indicated that once the plan is approved they would go back to <br /> the Design Review Board with a site specific guideline. The lots <br /> along the north property line are all 35,000 square feet. <br /> <br /> Mr. Butler asked if Mr. Domer had any problem with the set <br /> height for the one story homes. <br /> <br /> Mr. Domer clarified that the one story lots along Foothill <br /> Road could be 24 feet. <br /> <br /> Dick Howard, 7750 Country Lane, was pleased with this project <br /> and felt that it would be an asset to that area. <br /> <br /> 3/3/92 <br /> 18 <br /> <br /> <br />
