40

Mr. Jacques replied that the units would be upscale units with
an average retail of $150,000 to $200,000. They anticipate the
annual sales to be approximately $15-$20 million. The City would
receive 1% of the amount collected for sales tax. He didn't
perceive any problems with the parking condition. The hours of use
would be 8:00 a.m. to 6:00 p.m., six days a week. He mentioned
that these units were not as noisy or as pollutant as one would
assume. He believed that it would be inappropriate to hide these
units behind trees because they are upscale, very attractive units.
He concluded that there would be no dumping at that location and
any maintenance work be performed off site.

Ms. Mohr was concerned with the scale of the project compared
to the size of the neighborhood. She was concerned with the visual
impact of three sides of the property being lined with a 10-12 foot
wall of vehicles. She would prefer to see two or three of the most
attractive vehicles in the front of the property and the rest in
the back, as a car dealer has. She asked if there was an
alternative way to park these vehicles.

Mr. Jacques replied that the site would not be as visually
impacted as she expected. He indicated that he was sensitive to
the visual impact of this lot. There would be plenty of room
between the RV's and only four would be displayed in the front of
the lot. He indicated that the proposed layout drawing was not
accurate as to scale.

There being no further testimony, Mr. Mercer declared the
public hearing closed.

Mr. Tarver agreed with Ms. Mohr's concern of the massed look
of vehicles. He felt that there should be more landscaping around
that area. He said that because the layout was not accurate, it
was difficult for him to visualize what the scale of the lot would
look like.

Mayor Mercer indicated that there would be 160 feet of
coaches, if you were to line them up, and the lot is 267 feet wide,
which leaves 50 feet on each end of the coaches.

Ms. Acosta added that there would be 236 feet across the front
of the property on Pimlico Drive.

Ms. Mohr asked if the vehicles could be parked perpendicular
to the street.

Mr. Rasmussen answered they could be parked perpendicular to
the left side of the property line, but that would require a change
in the parking lot configuration and landscape areas.

1/21/92
8
