128

Brad Hirst, 6280 W. Las Positas, represented Trenery Avenue +
Associates. He stated that he had worked with this applicant on '
several occasions and made several accommodations as the plan moved
forward. He supported this plan as approved by the Planning
Commission. He believed that it was important that single-story
homes backed up to his project's large lots. He also pointed out
that his project will now be relocating on north/south street to
come in adjacent to the school site. He would also be sure that
there would be a sidewalk for the children to walk to/from school.

Dave Gonsalves, 2215 Martin Avenue, explained that the
applicant's proposal this evening was much closer to what the
neighbor's were originally asking for. He referred to a map of the
project and asked for clarification of locations of roads. Mr.
Gonsalves stated that the community had been wanting to annex into
the City of Pleasanton but before requesting to do so they wanted
this issue resolved. They feel that at this time they would be
able to be accommodated with the appropriate infrastructure (gas,
sewer, water, etc.) due to the new developments surrounding them.
He wanted to be assured that if the neighbors are allowed the
infrastructure for the back of their lots the also could
accommodate the fronts of their lots as well.

Huelett Lauer, 2221 Martin Avenue, agreed that this plan was
the best one he had seen. He was concerned with servicing the
front and back of his lot as well. He was also concerned about the
fencing of the homes. He explained that he had machinery of
different kinds in his back yard that would not be a nice scene for
the new developments. He requested that some type of fencing be
placed on the back of his lot.

Mr. Swift clarified and pointed out on the map the park
maintenance road and the emergency vehicle access area.

Shirley Lauer, 2221 Martin Avenue, stated that she was pleased
with the plan presented. She questioned the oddly shapened lots.

Larry Bartleson explained that he would like to discuss the
fencing requests at the time that the tentative map was brought to
approval. He pointed on the map the locations of what was
considered the fronts and backs of these homes because of the oddly
shape they have. He envisioned that a water line would be placed
through one of the lots so that a fire hydrant would be placed on
the bulb. He further explained that the sewer would be served from
the backs of the lots by via-lateral. He had not intention in
bringing a main through there. The sewer in this area is very
critical.

There being no further testimony, Mr. Mercer declared the
public hearing closed

7/7/92 10
