at $125/sq.fi. He hopes to sell this project at $150/sq.fi. With thirteen lots and the costs of
amenities and real estate agents, Mr. Jansen felt the developer will not make much. They have
tried to accentuate the positive on this development. Those most affected are across the arroyo
and are in the R-1-6500 district, which is an older development and the other neighbor is the
Fairgrounds. Many developers have tried to get a product for this area, but have failed. There
are difficult guidelines to meet in this area. The Jones development was far below the 10,000
sq.fi. guidelines and have more narrow lots. This area is not zoned for 10,000 sq.ft. lots but
for 2 to 8 units/acre. He could answer the Jones allegations point by point, but there are items
he has never heard of. Finally, he commented that no land offer was made to him by the Jones
family. In fact he offered to purchase the easement and other property from David and it was
rejected. No counter offers were made. The Planning Commission unanimously approved this
project as designed and the staff supports it. They have spent nine months trying to satisfy the
Joneses and at every step their efforts were refuted. He hopes Council will support this.

There being no further testimony, Mr. Tarver declared the public heating closed.

It was moved by Mr. Pico, and seconded by Ms. Dennis, that the decision on this item be
continued to the 10/24/95 agenda due to the hour of the meeting (1:05 a.m.).

The roll call vote was as follows:
AYES: Councilmembers Dennis, Michelotti, Mohr, Pico, and Mayor Tarver
' NOES: None
ABSENT: None
ABSTAIN: None

Item 6d
RZ-95-04, Richard and Jeanerie IrbV

This item has been continued to the 11/21/95 agenda.

Item 6e
Restaurant Sewer Loan for the addition to the ChevV's Mexican Restaurant. (SR95:351)

This item was continued to the 10/24/95 agenda.

10/17/95 -26-
