Ms. Mohr stated that Mr. Churka expected ten axle trucks to make his deliveries. She
asked what is the turning radius of that size vehicle.

Mr. Huff stated that he thought such trucks were approximately 35 feet. He did not
know the turning radius but had looked into that when configuring the driveway.

Mr. Pico asked where the red curb location was and why was there an objection to
painting the curb red?

Mr. Huff stated it would be at the point where the walk-up coffee service would be. It
came about during the Planning Commission meeting to ensure that no cars parked there
blocking the driveways and to ensure that it was a take-out operation. At no time do they expect
this to be a drive-through coffee service. Mr. Huff stated that the red curb objection was partly
aesthetics and partly because it is near the entry to the building.

Ms. Michelotti stated that there could be a problem if someone parked there; particularly
if there was a delivery to be made. Ms. Michelotti asked for more detail about the landscaping
issue versus the plaza area.

Mr. Huff stated that the downtown design guidelines would like this to be a hardscaped
plaza area and the guidelines discourage landscaping along there. Mr. Huff stated that he did
not feel that was a good place to sit around and watch cars go by or have exhaust fumes in your
_ face. Plus, the widening of Ray Street will also increase the speed of traffic and will make it
less enjoyable to sit outside there. He stated that he has incorporated the seating near the entry
door area where there will be a deck with outside seating.

Ms. Michelotti asked for a clarification regarding the height of the wrought iron along
the front. She stated that at one point staff had suggested lowering the height of the brick along
one deck but not the other.

Mr. Huff stated that he had lowered the height of the wainscotting but kept the wrought
iron at six feet. He stated the wainscotting is higher in the patio area closest to the building
because that patio area is higher than the southerly area.

Ms. Michelotti said she is fine with eliminating the gate around the south side, but felt
that having no access from Main Street should be considered.

Mr. Huff stated the six foot fence is for security only. He also stated that having people
go out the gate makes it possible for them to see items for sale and provides visibility to outside.

Ms. Mohr asked what would changing the height of the fence do to the design of the
project.

07/18/95 -9-
