He asks that the Council accept the compensation offered as being adequate. <br /> <br /> He discussed varying opinions about grading and engineering of the trail and permits <br /> requested from the Department of Fish & Game. A cash bond would be posted with the City <br /> to assure completion of the work. He does not think there are any unresolved geotechnical <br /> issues. <br /> <br /> Evelyn Alcon, 275 Rose Avenue, supported the project and hoped that affordable housing <br /> would be available to those who have raised their families and want a smaller home. <br /> <br /> John Pepper, 653 St. John, stated the existing construction area is very noisy and dirty, <br /> including a dumpster leaking diesel fuel. While the project is an improvement, the one negative <br /> is traffic to and from the arroyo access. A homeowners' association would be an improvement <br /> over the present situation of no maintenance of the arroyo. The developer has been very <br /> cooperative. <br /> <br /> Steve Iversen, 4239 Pleasanton Avenue, was very much in favor of the project. He is <br /> awakened at 6 am six days a week from the existing construction site. The developers have <br /> addressed the concerns of the neighbors and made adjustments to lot lines that are generous. <br /> He said that compared to what's out there, the project is fantastic. <br /> <br /> Question were asked of Mr. Iversen regarding lot line adjustments. <br /> <br /> Mr. Iversen referred to a letter addressing lot line adjustments and also discussed the <br /> developer's willingness to work with the entire neighborhood regarding the existing home styles. <br /> <br /> Scott Stringer, of New Cities Development, discussed providing a buffer between the <br /> Iversen home and the street. He anticipated accommodating the neighbors further with other <br /> minor adjustments. <br /> <br /> Mr. Iversen commended Council 's actions in the past which have resulted in well-planned <br /> development in community. <br /> <br /> John Whalen, 560 Gerard Court, spoke in favor of this project. <br /> <br /> Peter Foy, downtown businessman, was in favor of the development to boost downtown <br /> business. <br /> <br /> 02/07/95 <br /> 14- <br /> <br /> <br />
