Mr. Tarver wanted 28 foot streets, cobblestones in the courts, and dispersed amenities,
so there is more a sense of community around those recreation facilities. The park is a beautiful
addition, but the density issues as related to amenities within the development are separate from
the park issue.

Ms. Michelotti felt that so long as dressing rooms are included in the principal recreation
facility, she did not think adding a small recreation area elsewhere was important. She had no
preference for street width, however she definitely preferred some decorative treatment in the
court areas.

Mr. Pico felt the concept of reducing the street from 32 feet to 28 feet in order to give
four more feet in the backyards was a misconception. He referred to the site plan and described
why he believed that every lot will not get four more feet in the backyard. He preferred
expansion of the recreation area with some kind of clubhouse or meeting room to be added. He
is concerned about parking, which is why he wants to keep the 32 foot street. The most
northeast block adjacent to Stoneridge Drive consists of ten houses with no on-street parking
unless someone parks around the corner. Hc believed this will cause a parking problem in the
future.

Mr. Krah indicated he and staff will look at the drawings to see how it can be redesigned
to get every unit within a reasonable proximity of parking spaces; review the decorative paving
in the court yards; add a dressing room in one recreation area; determine whether to have one
recreation area or two; and come back at the next meeting.

It was moved by Mr. Pico, seconded by Ms. Dennis, to continue this item for staff
and the developer to modify the plan.
The roll call vote was as follows:
AYES: Councilmembers - Ayala, Dennis, Michelotti, Pico, and Mayor Tarver
NOES: None
ABSENT: None
ABSTAIN: None

This item was then continued to January 7, 1997 to allow the developer to modify
the plan.

There was a break at 9:15 p.m.

The meeting was reconvened at 9:21 p.m.

11 12/03/96
