Ms. Mohr stated the language specifically says vineyards, but the Fertile Crescent study <br />also indicated orchard usage. <br /> <br /> Ms. Dennis asked if Council would entertain more viticultural related uses to the future <br />study for this area, such as wineries, bed and breakfast inns, restaurants, etc. <br /> <br /> Ms. Mohr was concerned that traffic for restaurants was more intense than for wineries <br />or bed and breakfast. <br /> <br /> Ms. Dennis felt wineries and restaurants often are associated uses. <br /> <br /> Mr. Rasmussen indicated the possibility of a two acre commercial site was reviewed, <br />which would include a restaurant. One was proposed at the western end of the Hahner property <br />at the entrance to the South Livermore Valley Area and was later proposed to be located farther <br />to the east. The Committee also considered a winery with a tasting room that would support <br />the area and act as an architectural focal point for an entry into the Valley. The appearance of <br />the Vineyard Corridor area has been at the top of the considerations at all times. Subalternative <br />7 stressed architectural design and that the homes be typical of what is seen in wine country <br />areas, i.e., European designs and more elaborate landscaping along the streets, formal <br />landscaping at intersections, etc. <br /> <br /> Ms. Dennis appreciated what design can do to make residential development look good, <br />is supportive of the Steering Committee recommendations but would like to get additional <br />opportunities for the area for viticultural/agricultural-compatible uses for those properties. <br /> <br /> Mr. Tarvet felt it was necessary for the Council to give more guidance in terms of <br />densities and what is desired out there. He did not want to cause property owners to invest <br />money on the expectation they will get a larger number of units. <br /> <br /> Ms. Dennis felt there were opportunities for the area that should be considered and not <br />just look at residential units. <br /> <br /> Ms. Michelotti referred to the statement of Mary King about *ignoring the elephant that <br />is sitting in the middle of the room." She felt Council was ignoring the Ruby Hill development. <br />The Vineyard Corridor was in between a major development with vineyards and the edge of the <br />urban development. There may be consideration of something resembling the Ruby Hill type <br />of development and the farther down the Corridor could be more open space. The Steering <br />Committee recommendation was to put the roadway along the arroyo and that appears to be <br />driving up the cost of the infrastructure. <br /> <br /> Ms. Dennis was not certain she supported relocating the road if it drives the cost of <br />infrastructure up. <br /> <br />07/01/96 <br /> -22- <br /> <br /> <br />
