She wants to be sure the community has information from various sources. <br /> <br /> Ms. McGovern clarified that there could be a rico-traditional plan with specific items that <br /> could be asked for in design from prospective builders. It is not something that will designate <br /> everything that goes on a specific property. She is trying to determine if rico-traditional is easy <br />-- to build. Her other question concerned the concept that neo-traditional has more density; the <br /> community consisten~y says reduce density as far as possible; will San Francisco accept rico- <br /> traditional and then increase its units? <br /> <br /> Mr. Tarvet believed that was possible. He felt the zoning of property gives a certain <br /> value to the property and it is possible to get more units and not use as much land depending <br /> on how it is laid out. He wondered if the public would accept single family homes on smaller <br /> lots, thus increasing the density. He really felt the community had to see it first before decisions <br /> can be made. <br /> <br /> Ms. McGovern indicated she favored the golf course because it preserves open space and <br /> she wants as much as possible. She was concerned that if there is no golf course, what do you <br /> do with the 160 acres? She asked if a mixed use had been considered to include some neo- <br /> traditional; did it have to be all or nothing? <br /> <br /> Ms. Dennis believed Mr. Calthorpe will do what the community wants. <br /> <br /> Mr. Tarvet compared this to the designing of the downtown. The consultant proposes <br /> a plan and the community accepts the portions it wants. <br /> <br /> Ms. McGovern asked that it be very clear what the trade-offs will be and what the <br />-- comparisons are. <br /> <br /> 02~06~96 17 <br /> <br /> <br />
