He said there is plenty of room for change and is willing to work with the neighbors to come <br />up with a plan that works. <br /> <br /> Ms. Ayala asked about the parking ratio. <br /> <br /> Mr. Tunney said there is one spot for every 300 square feet of leasable space. If the site <br />were zoned for retail, and there was a retail use that needed higher than one space per 300 <br />square feet, then for the additional square footage, an in-lieu parking space fee would need to <br />be imposed. The current parking ratio is okay. <br /> <br /> Ms. Ayala asked how much square footage of retail space is planned. <br /> <br /> Mr. Swift said generally it is one per 300, but if a restaurant or other business that <br />requires a higher parking demand, were to go in, there would not be enough parking. <br /> <br /> Ms. Ayala asked about the delivery issue. <br /> <br /> Mr. Tunhey said the type of uses proposed would not need deliveries made. If it did, <br />he would be willing to restrict the delivery hours to make it work. <br /> <br /> Ms. Dennis asked if the size of trucks had ever been restricted. <br /> <br /> Mr. Swift said Council had the ability to do that. In the downtown area trucks usually <br />make deliveries from the street or parking lots at a time of the day where the trucks are not in <br />conflict with parking. <br /> <br /> There being no further speakers the public hearing was closed. <br /> <br /> Ms. Dennis said she would like the applicant to investigate moving the victorian house. <br />She did not like the building being so far away. If the building is turned the other way the rear <br />of the building could be used to shield the residents from the impacts. She liked the possibility <br />of doing residential over retail or commercial but this would not address the residents' concerns. <br />She did not have a negative feeling toward the building, but trying to interface with a residential <br />neighborhood is difficult. She is not in favor of retaining the zoning in medium density <br />residential because it also would create traffic problems. She would like to consider the design, <br />move the victorian house, and consider retaining the commercial zoning, rather than redoing the <br />Specific Plan. She would like the building redesigned to have the back of the building interface <br />with the residents or a solution that moves the victorian house closer with landscaping in front <br />of the house. <br /> <br /> Ms. Ayala concurred. She would also like Vervais Park looked at in relation to this <br />property.
