It was moved by Ms. Dennis, and seconded by Ms. Michelotti, that Ordinance No.
1745 be introduced, to be read by title only and waiving further reading thereof, upholding
the appeal of the Planning Commission's denial of a PUD plan major modification to allow
a 456 sq.ft. increase to the 4,500 sq.ft. maximum allowed house size for first-tier custom
lots in the Moller Ranch residential development.

The roll call vote was as follows:
AYES: Councilmembers - Dennis, Michelotti, and Mayor Tarver.
NOES: Councilmember Ayala
ABSENT: Councilmember Pico
ABSTAIN: None

It was moved by Ms. Dennis, and seconded by Ms. Michelotti, to adopt Resolution
No. 98-50, approving the design review for a 4,956 sq.ft., two-story home with a 1,570
sq.ft. five-car garage located at 5568 Serenity Terrace (Lot ~92), subject to the following
conditions: that the garage can not be enlarged in the future; the pitch of the house has
to stay at 5:12; that the porches and walkways must remain open; that there be no
additional accessary structures constructed; that the height of the building is under two feet
of the maximum amount allowed; the color palette loses the upper end of the color range;
the garage is moved back to reduce the visibility of the doors; and that these restrictions
be recorded against the property.

The roll call vote was as follows:
AYES: Councilmembers - Dennis, Michelotti, and Mayor Tarver.
NOES: Councilmember Ayala
ABSENT: Councilmember Pico
ABSTAIN: None

Mayor Tarver asked if there was support to initiate a PUD modification concerning all
the frontage lots to incorporate some of the issues brought up in the previous discussion.

Ms. Ayala said anything that can be done to improve the project as a whole would be
beneficial.

Ms. Michelotti said originally the plan was to put four-plexes on the second tier. The
modification was made because it was thought that single family homes were more marketable.
When the modification came through, it was not anticipated that the project would be visible on
plateau. She is well aware of the public's discontent with the whole project.

Mr. Swift said staff will bring back an analysis of the lots that have already been
approved and what it would take to look at all the issues.

Pleasanton City Council 12 05/05/98
Minutes
