Mayor Tarver asked if it were Greenbriar's intention to have the golf course pay its fair <br />share of the road. <br /> <br /> Mr. Constanzo said the way the financial plan is written, the golf course would pay its <br />fair share. <br /> <br /> Mayor Tarver asked about the possibility about adding a couple of lots where affordable <br />housing could be developed, in addition to the secondary unit proposals. <br /> <br /> Mr. Constanzo said it would not be possible. <br /> <br /> Ms. Michelotti asked what price range of housing did the Mayor consider affordable? <br /> <br /> Mayor Tarver said staff had a definition for affordable housing. The moderate housing <br />range would be $180,000 and lower housing range would be approximately $140,0000. <br /> <br /> Ms. Ayala asked if there is some room for discussion on the financing plan. <br /> <br /> Mr. Constanzo said the financial plan as identified in Condition 12 would not be finalized <br />until the tentative map approval. He said there are several items that needed to be examined and <br />worked out. He said the way Condition 12 was written allowed for evaluation of the golf course <br />based on traffic counts and if they were lower than what is projected now, the financial plan <br />could change. <br /> <br /> Ms. Michelotti understood Greenbriar would pay for the roadway in the development and <br />any future development would pay its fair share. Also if more dollars would be contributed by <br />Greenbriar, the financing plan would have to be adjusted. <br /> <br /> Mr. Constanzo said that was correct. <br /> <br /> Mayor Tarver declared the public hearing open. <br /> <br /> Craig Champion, 777 California Avenue, said he was the developer for the Sportono <br />property, which was just east of the Greenbriar property. He had some concems with the off- <br />site water tank and the visibility of the future site plan being disclosed to the purchasers because <br />the Sportono's construction might not coincide with the development of the Greenbriar property. <br />He confirmed that his concerns had been addressed and he endorsed the development that was <br />being presented. <br /> <br /> Bill James, Superintendent of the Pleasanton Unified School District, representing the <br />School Board, said one of his goals thirteen years ago was to sell the property on Sycamore. <br />He told the Council how the School District would use the funds from the sale of this property. <br /> <br />Pleasanton City Council 2/17/98 <br />Minutes 9 <br /> <br /> <br />
