Fire Department Requirements <br />94. The project developer and the owner/contractor shall meet all requirements of <br />the Pleasanton Fire Code (Pleasanton Municipal Code, Chapter 20.24) and this <br />PUD approval for the subdivision/lots. <br />95. The owner/contractor shall keep the construction site free of fire hazards from the <br />start of lumber construction until the final inspection. <br />96. The Fire Chief and the City Engineer shall approve the number, type, and <br />location of all public fire hydrants and the Fire Chief and the Chief Building <br />Official of all private fire hydrants. <br />97. All curbs located with aseven-foot, six-inch radius of a public/private fire hydrant <br />shall be painted red, unless, modified by the Fire Chief. Blue street "hydrant <br />markers" shall be installed for all fire hydrants per City of Pleasanton Standard <br />Specifications. <br />Engineering Requirements <br />98. The project developer shall install street frontage improvements per Chapter <br />19.40.010 of the Pleasanton Municipal Code and to the satisfaction of the City <br />Engineer. These improvements may include, but are not necessarily limited to, <br />grading, curb and gutter, sidewalk, paving, storm drain, sanitary sewer, water <br />facilities, street lighting, underground utilities, traffic control devices, landscaping, <br />and automatic irrigation systems. <br />99. All utilities required to serve the development covered by this approval shall be <br />installed underground. <br />100. The paving sections for the private drive areas shall be designed on the basis of <br />an R-Value test and a traffic index to carry the anticipated traffic loads. <br />101. The project developer and/or owner/contractor shall submit a refundable cash <br />bond for hazard and erosion control prior to issuance of an Engineering permit. <br />The amount of this bond will be determined by the City Engineer. <br />102. The project developer shall dedicate to the City for street right-of-way purposes <br />those parcels of land intended to be public streets. <br />103. The project developer shall grant an easement to the City over those parcels <br />needed for public service easements (P.S.E.) and which are approved by the <br />City Engineer or other easements, which may be designated by the City <br />Engineer. <br />Page 36 of 37 <br />
