the limits of this development with the approval of a modification of the PUD <br />development plan including an environmental determination. <br />Engineering Requirements <br />37. The sanitary sewer gravity main and the sanitary force main and pump stations <br />serving Lots 30 through 32 are private and shall be maintained by the individual <br />property owners or the Homeowners Association, as determined in the CC&R's. <br />38. Lots 10, 26, and 51 require individual, sanitary-sewer ejector pumps and force <br />mains. The ejector pumps and force mains for these lots shall be provided by <br />the individual lot owners, are private, and shall be maintained by the individual <br />property owners. Other lots may be required to provide such infrastructure and <br />shall be determined through engineering design and shall be shown on the <br />grading/utility plans of the building permit plans for these lots to the satisfaction of <br />the Chief Building and Safety Official. <br />39. The project developer shall show to the satisfaction of the City Engineer the <br />following changes on the tentative subdivision map and/or the grading/utility <br />plans submitted with the tentative map: <br />a. The sanitary sewer line within the access road to the water reservoir/staging <br />area and restroom shall be eight inches in diameter unless otherwise <br />approved by the City Engineer. <br />b. The sanitary sewer mains and laterals within the street rights-of-way shall be <br />PVC SDR 26 unless otherwise approved by the City Engineer. There shall be <br />a two-way cleanout on the gravity sanitary sewer lateral for each lot, located <br />at the back of the curb. <br />c. All water lines with internal pressures of 120 p.s.i. or greater, which occurs <br />while the reservoir is being filled with water, shall be constructed of ductile <br />iron pipe. <br />d. All individual water laterals to the homes on these lots shall have a minimum <br />diameter of two inches from the water main to water meter. All water laterals <br />with a static water pressure of 80 p.s.i. or greater shall have individual <br />pressure reducing valves located on the service end. A note shall be placed <br />on the improvement plans submitted with the final subdivision map indicating <br />which lots will require the valve. <br />e. Lots 1 through 7 shall be served from the Kottinger Ranch "A" Zone reservoir. <br />All other lots shall be served from the proposed "B" Zone reservoir. <br />f. The lots above a 780-foot elevation shall have individual booster pumps on <br />the water service. The booster pumps are private and shall be provided and <br />maintained by the individual property owners. The pump locations shall be <br />shown on the individual homes' grading/utility plans submitted with the <br />Page 1 S of 37 <br />
