r; <br />~. <br />THE CITY OF <br />_ , -_ ~,.,, „ .,_n ~ ~~~ CITY COUNCIL AGENDA REPORT <br />~L~~S~4NT~No <br />September 4, 2007 <br />Public Works Department <br />TITLE: APPROVAL OF THE FINAL MAP, IMPROVEMENT PLANS AND THE <br />SUBDIVISION AGREEMENT FOR TRACT 7706 (KIMBERLY <br />COMMONS) <br />SUMMARY. <br />Tract 7706 creates four single-family detached residential lots and a duet (2 single <br />family attached homes) on a fifth lot. The property is located at the junction of Peters <br />Avenue and St. John Street at the southwest corner. Staff has reviewed the Final Map <br />and Improvement Plans and has found them to be in substantial conformance with the <br />approved Tentative Map. <br />PLANNING COMMISSION RECOMMENDATION <br />On December 14, 2005, the Planning Commission approved an application by Ron and <br />Kim Winter for Vesting Tentative Map, Tract 7706, to subdivide the subject property, <br />located at 520 St. John Street, into five lots, for the construction of four single family <br />detached homes, and duet units on the fifth lot. <br />RECOMMENDATION <br />1. Approve the Improvement Plans and Final Map for Tract 7706, Kimberly <br />Commons. <br />2. Authorize the City Manager to execute the Subdivision Agreement for this <br />development. <br />3. Accept all parcels of land and easements offered for dedication on the Final Map. <br />FINANCIAL STATEMENT <br />There will be an annual increase of $2000 in the operating budget when public <br />improvements are accepted, due to increased utility maintenance costs. <br />
