EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PCUP-193, Liquid Coating Designs <br />1262 Quarry Lane, Suite D <br />May 9, 2007 <br />The location and operation of the proposed use shall conform substantially to <br />Exhibit A, dated "Received, July 28, 2006," on file with the Planning Department, <br />except as modified by the following conditions of approval. Minor changes to the <br />approved operation and schedule may be approved by the Planning Director if <br />found to be in substantial compliance with the proposal. <br />2. If modifications or expansion of the uses beyond what is shown in Exhibit A are <br />desired, prior City review and approval are required. Such modification may be <br />approved by the Planning Director if found to be in substantial conformance with <br />the approval. The Planning Director may also refer the matter to the Planning <br />Commission if the proposed changes would be significant. <br />3. All Conditions of Approval of PUD-80-01 shall remain in full force and effect. <br />4. The hours for warehousing/outdoor storage activities shall be from 8:00 a.m. to <br />5:00 p.m. <br />5. Prior to operation, the applicant shall install filter inserts in storm water catch <br />basins to prevent trash, debris, oil and grease, and other harmful pollutants from <br />entering into the City's storm water system. The detail and specifications of the <br />inserts shall be reviewed and approved by the City Engineer. <br />6. All job related vehicles, equipment, material, etc. shall be stored indoors. <br />7. At no time shall annoying odor be readily detectable beyond the boundaries of the <br />sites in an I-P district. <br />8. If operation of this use permit results in conflicts pertaining to parking, noise, <br />traffic/circulation, odor, or other factors, at the discretion of the Planning Director, <br />this conditional use permit may be submitted to the Planning Commission for its <br />subsequent review at a public hearing. If necessary, the Planning Commission <br />may modify or add conditions of approval to mitigate such impacts or may revoke <br />the said conditional use permit. <br />9. The applicant shall obtain a building permit prior to commencement of any work, if <br />required, and shall comply with all local codes, ordinances, and/or regulations <br />including Building and Fire code requirements. <br />
