<br />16. The project developer shall effectively screen from view all ducts, meters, air <br />conditioning equipment, and any other mechanical equipment, whether on the <br />structure, on the ground, or on the roof, with materials architecturally compatible <br />with the building. Screening details shall be shown on the plans submitted for <br />issuance of building permits, the adequacy of which shall be determined by the <br />Planning Director. All required screening shall be provided prior to occupancy. <br /> <br />17. All mechanical equipment shall be constructed in such a manner that noise <br />emanating from it will not be perceptible beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br /> <br />18. The applicant shall submit an exterior lighting/photometric plan for the building <br />and site, including drawings and/or manufacturer’s specification sheets showing <br />the design of the light pole and the size and type of light fixtures proposed. The <br />lighting/photometric plan shall be subject to the review and approval by the <br />Planning Director and Chief Building Official prior to issuance of building permits <br />for the project. The lighting/photometric plan shall comply with the City’s Security <br />Ordinance (Chapter 20.36 of the Pleasanton Municipal Code) and the following <br />requirements: <br /> <br />a. Lighting shall be directed away from adjacent properties and shall <br />incorporate cut-off shield type fixtures to prevent glare onto adjacent <br />properties or roadways. <br /> <br />b. The height of the light poles shall not exceed 14 feet. <br /> <br />c. Lighting levels shall be no greater than 0.2 foot-candle at the easterly and <br />southerly property lines. <br /> <br />d. The parking area lights shall be programmed to turn off at 9:00 p.m. or <br />15 minutes after the closing of the last business in the building, whichever is <br />greater. <br /> <br />19. The project’s Sunol Boulevard driveways shall be limited to right-turn only ingress <br />and egress. The applicant shall install adequate signing/striping to indicate the <br />right-turn only ingress/egress restriction for the driveways. The applicant shall <br />also modify the Sunol Boulevard lane striping, as determined by the City Traffic <br />Engineer, to accommodate the project's new Sunol Boulevard driveways. A <br />signing/striping plan shall be submitted in conjunction with the building permit <br />plan check plans. Said plan shall be subject to the review and approval by the <br />City Traffic Engineer prior to issuance of a building permit for the project. <br /> <br />20. Unless otherwise approved by the City Traffic Engineer, the applicant shall install <br />standard ramping driveways at the new driveways on Sunol Boulevard rather <br />than street openings as shown on the plans.
