The proposed location of the conditional use and the conditions under which it would be <br />operated or maintained will not be detrimental to the public health, safety, or welfare, or <br />materially injurious to the properties or improvements in the vicinity. <br />Based on the business descriptions, So Unique Painting would be compatible with other <br />businesses in the same Business Park. In addition, traffic generated from the business during the <br />regular business hours would be unnoticeable as the majority of the work force report directly to <br />the job sites. As conditioned, the applicant is required to satisfy the requirements of the Fire <br />Department. Additionally, the business is not allowed to rinse off construction vehicles, <br />equipment, painting tools, etc. at the subject site. Therefore, this finding can be made. <br />The proposed conditional use will comply with each of the applicable provisions of the <br />Zoning Ordinance. <br />The use of the property is for business offices. With the proposed conditions, So Unique <br />Painting's office would comply with all relevant sections of the zoning ordinance. Granting a <br />conditional use permit to the applicant would be consistent with the City's ability to regulate <br />zoning as listed in the Municipal Code. Therefore, this finding can be made. <br />WHEREAS, the Planning Commission determined that the proposed conditional use would be <br />compatible with the existing uses in the area. <br />NOW, THEREFORE, THE PLANNING CONINIISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves Case PCUP-190, the application of So Unique Painting for a <br />conditional use permit to operate a construction and construction-related business <br />office at 1177 Quarry Lane, Unit F, subject to the conditions shown in Exhibit B, <br />attached hereto and made part of this case by reference. <br />Section 2. This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
