EXHIBIT B <br />PROPOSED CONDITIONS OF APPROVAL <br />PCUP-189, Manito Construction, Inc. <br />1043 Serpentine Lane, Unit I <br />April 11, 2007 <br />General Conditions <br />The locations and operations of the proposed uses shall conform substantially to Exhibit A, <br />dated February 22, 2006, on file with the Planning Department, except as modified by the <br />following conditions of approval. Minor changes to the approved operation and schedule <br />may be approved by the Planning Director if found to be in substantial compliance with the <br />proposal. <br />2. If modifications or expansion of the uses beyond what is shown in Exhibit A are desired, <br />prior City review and approval are required. Such modification may be approved by the <br />Planning Director if found to be in substantial conformance with the approval. The <br />Planning Director may also refer the matter to the Planning Commission if the proposed <br />changes would be significant. <br />3. All Conditions of Approval of PUD-80-01 shall remain in full force and effect. <br />4. The hours for warehousing/outdoor storage activities shall be from 7:00 a.m. to 5:00 p.m. <br />5. Prior to operation, the applicants shall install filter inserts in storm water catch basins to <br />prevent trash, debris, oil and grease, and other harmful pollutants from entering into the <br />City's storm water system. The detail and specifications of the inserts shall be reviewed <br />and approved by the City Engineer. <br />6. All job related vehicles, equipment, material, etc. shall be stored indoors. <br />7. At no time shall annoying odor be readily detectable beyond the boundaries of the sites in <br />an I-P district. <br />8. If operation of these uses permit results in conflicts pertaining to parking, noise, <br />traffic/circulation, odor, or other factors, at the discretion of the Planning Director, these <br />conditional use permits may be submitted to the Planning Commission for its subsequent <br />review at a public hearing. If necessary, the Planning Commission may modify or add <br />conditions of approval to mitigate such impacts or may revoke the said conditional use <br />permit approvals. <br />9. The applicants shall obtain a building permit prior to commencement of any work, if <br />required, and shall comply with all local codes, ordinances, and/or regulations including <br />Building and Fire code requirements. <br />
