EXHIBIT B PROPOSED CONDITIONS OF APPROVAL PCUP-189, Gorman Roofing Services 1040 Serpentine Lane, Unit 203 April 11, 2007 General Conditions The locations and operations of the proposed uses shall conform substantially to Exhibit A, dated September 15, 2005, on file with the Planning Department, except as modified by the following conditions of approval. Minor changes to the approved operation and schedule may be approved by the Planning Director if found to be in substantial compliance with the proposal. 2. If modifications or expansion of the uses beyond what is shown in Exhibit A are desired, prior City review and approval are required. Such modification may be approved by the Planning Director if found to be in substantial conformance with the approval. The Planning Director may also refer the matter to the Planning Commission if the proposed changes would be significant. 3. All Conditions of Approval of PUD-80-01 shall remain in full force and effect. 4. The hours for warehousing/outdoor storage activities shall be from 7:00 a.m. to 5:00 p.m. 5. Prior to operation, the applicants shall install filter inserts in storm water catch basins to prevent trash, debris, oil and grease, and other harmful pollutants from entering into the City's storm water system. The detail and specifications of the inserts shall be reviewed and approved by the City Engineer. 6. All job related vehicles, equipment, material, etc. shall be stored indoors. 7. At no time shall annoying odor be readily detectable beyond the boundaries of the sites in an I-P district. 8. If operation of these uses permit results in conflicts pertaining to parking, noise, traffic/circulation, odor, or other factors, at the discretion of the Planning Director, these conditional use permits may be submitted to the Planning Commission for its subsequent review at a public hearing. If necessary, the Planning Commission may modify or add conditions of approval to mitigate such impacts or may revoke the said conditional use permit approvals. 9. The applicants shall obtain a building permit prior to commencement of any work, if required, and shall comply with all local codes, ordinances, and/or regulations including Building and Fire code requirements.
