In addition, the proposed art school offers learning sessions that would require concentration from the students. Thus, the proposed art school would not be disruptive to other businesses/tenants in the same building or on the same site. Furthermore, based on the parking analysis, sufficient parking is available. In addition, adequate and safe ingress and egress into and out of the site are provided. Therefore, this finding can be made. The proposed conditional use will comply with each of the applicable provisions of the Zoning Ordinance. The PUD development plan conditionally permits the establishment of art/instructional businesses. Granting a conditional use permit would be consistent with the City's ability to regulate related zoning regulations. Therefore, this finding can be made. WHEREAS, the Planning Commission determined that the proposed conditional use would be compatible with the existing uses in the area. NOW, THEREFORE, THE PLANNING CONINIISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Approves Case PCUP-190, the application of Claudette McDermott, Poetry on Canvas, for a conditional use permit to operate an art studio Monday through Friday from 10:30 a. m. to 6:00 p.m. and Saturday and Sunday from 11:00 a. m. to 1:00 p.m. for students ages 14 and up on the second floor of a building currently under construction located at 55 West Angela Street, subject to the conditions shown in Exhibit B, attached hereto and made part of this case by reference.
