Official prior to the issuance of a building permit. The site development plan shall <br />include all required information to design and construct site, grading, paving, drainage, <br />and utilities. Specific items to be indicated on the site development plan necessary to <br />construct the improvements are to be in accordance with the City of Pleasanton Private <br />Development Design Guidelines adopted April 15, 1986. <br />59. The applicants shall submit 3 full-size sets of construction plans (wet-stamped and <br />signed), 2 sets of the necessary structural and Title 24 calculations, 2 copies of a site <br />specific soils report, and the completed Building Permit Questionnaire to the Building <br />and Safety Division, along with the necessary fees, to initiate the City's plan check <br />process. The plan check will be accepted only after the completion of the Design Review <br />procedure's 15-day appeal period, unless the applicants submit a signed statement <br />acknowledging that the plan check fees may be forfeited in the event that the approval is <br />overturned or the design is significantly changed as the result of an appeal. In no case <br />will a building permit be issued prior to the expiration of the 15-day appeal period. <br />60. A sanitary sewer sampling manhole shall be provided on any new sanitary sewer lateral <br />from the building, unless otherwise waived by the Chief Building Official. <br />61. Prior to issuance of a building permit, the applicants shall pay the applicable Zone 7 and <br />City connection fees and water meter cost for any water meters, including irrigation <br />meters. Additionally, the developer shall pay any applicable DSRSD sewer permit fee. <br />62. Building and situs plans are to be submitted to the Building and Safety Division on <br />computer disk in a format approved by the Director. Digitized information shall be <br />submitted before requesting a final inspection and should reflect as-built situs and <br />architectural information as approved by the Director. <br />FIRE <br />63. The project developer shall meet all applicable fire and security requirements in <br />Chapters 20.24 and 20.36 of the Pleasanton Municipal Code. <br />64. The commercial building covered by this approval shall be equipped with an automatic <br />fire sprinkler system. Plans and specifications for the automatic fire sprinkler system <br />shall be submitted to the Pleasanton Building and Safety Division for review and <br />approval prior to installation. The fire alarm system, including waterflow and valve <br />tamper, shall have plans and specifications submitted to Fire Prevention for review and <br />approval prior to installation. All required inspections and witnessing of tests shall be <br />completed prior to final inspection and occupancy of the building(s). The fire alarm <br />system shall be monitored in accordance with the Pleasanton Municipal Ordinance <br />#1778. The fire alarm system shall transmit zone information to a LTL listed Central <br />Station as specified in the Ordinance. <br />65. The applicants shall post address numerals on the building so as to be plainly visible from <br />all adjoining streets or driveways during both daylight and night time hours. <br />9 <br />
