EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PUD-60, Christopher Andrews and Darrell Scherbarth <br />2500 Vineyard Avenue <br />February 14, 2007 <br />General Conditions <br />The proposed development shall be in substantial conformance to the development plans <br />and color/material board, Exhibit A, dated "Received, October 20, 2006," on file with the <br />Planning Department, except as modified by the following conditions. Minor changes to <br />the plans may be allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br />2. All relevant conditions and requirements of the Vineyard Avenue Corridor Specific Plan <br />and the adopted mitigation measures of the Final Environmental Impact Report shall be <br />applicable to this PUD Development Plan. <br />The PUD development plan approval shall lapse two years from the effective date of this <br />ordinance unless a building permit is obtained and construction diligently pursued, or <br />unless otherwise vested by an approved development agreement for the property. <br />4. The project developer shall work with the Pleasanton Unified School District and the City <br />Planning Director to develop a program, in addition to the school impact fees required by <br />State law and local ordinance, to off-set the project's long-term effect on school facility <br />needs in Pleasanton. This program shall be designed to fund school facilities necessary to <br />off-set this project's reasonably related effect on the long-term need for expanded school <br />facilities to serve new development in Pleasanton. The method and manner for the <br />provision of these funds and/or facilities shall be approved by the City and in place prior to <br />issuance of building permits. In no event shall construction commence unless the above <br />method and manner for the provision of these funds and/or facilities has been approved by <br />the City. <br />5. The design review approvals shall expire after one (1) year from the date of final action, <br />unless activated by obtaining a building permit. PUD development plan, which established <br />the site development standards for this parcel, shall not expire. <br />6. All conditions of approval for this case shall be reprinted and included as a plan sheet(s) <br />with the building permit plan check sets submitted for review and approval. These <br />conditions of approval shall be on, at all times, all grading and construction plans kept on <br />the project site. <br />
