PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2007-06 <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />CHRISTOPHER ANDREWS AND DARRELL SCHERBARTH FOR PLANNED UNIT <br />DEVELOPMENT, AS FILED UNDER CASE PUD-60 <br />WHEREAS, Christopher Andrews and Darrell Scherbarth have applied for Planned Unit <br />Development (PUD) to demolish an existing 2,125-square-foot home and to <br />subdivide the parcel into three lots to construct three custom homes at the <br />property located at 2500 Vineyard Avenue, within the Vineyard Avenue Corridor <br />Specific Plan Area; and <br />WHEREAS, at its duly noticed public hearing of February 14, 2007, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, An Environmental Impact Report was prepared and certified for the Vineyard <br />Avenue Corridor Specific Plan on March 1999, and the California Environmental <br />Quality Act (CEQA) specifies that individual residential development projects <br />that are prepared pursuant to the requirements of an adopted specific plan, for <br />which an EIR has been prepared and certified are exempt from additional <br />environmental review; and <br />WHEREAS, the Planning Commission determined that the proposed development plan is <br />appropriate for the site; and <br />WHEREAS, the Planning Commission made the following findings: <br />The plan is in the best interests of the public health, safety, and general <br />welfare. <br />The proposed development, as conditioned, meets all applicable City standards <br />concerning public health, safety, and welfare including vehicle access, geologic, <br />and flood hazards. The proposed development is designed to be compatible with <br />the adjacent land uses and conforms to all relevant policies and programs of the <br />General Plan and Vineyard Avenue Corridor Specific Plan. Full public street <br />infrastructure, water, storm, and sanitary sewer lines are present to serve the <br />proposed development. Therefore, this finding can be made. <br />
