ix. A disclosure of the nearby sanitary sewer pump station with standby diesel <br />generation on new Vineyard Avenue. <br />x. Any other applicable deed disclosure required by the Vineyard Avenue Corridor <br />Specific Plan. <br />xi. A disclosure that the owner of Lot 3 will be responsible for future sewer <br />connection costs, as described in the Public Works conditions of approval for <br />this case. <br />xii. A disclosure that the Lot 1 shall be required to have individual booster pump for <br />water service, as described in the Public Works conditions of approval for this <br />case. <br />xiii. A disclosure about the availability of the City's Fire Safety Inspection Program, <br />which encourages homeowners to participate in this program. <br />xiv. A disclosure stating: "You are hereby advised that this property is located near <br />land zoned and/or used for agricultural purposes. Agricultural use is defined as <br />including but not limited to day and night time activity relating to livestock <br />grazing, the keeping of livestock, the growing and processing of agricultural <br />crops, and any commercial agricultural practices performed as incidental to or <br />in conjunction with such operations. Some of the impacts associated with <br />agricultural use include but are not limited to noise, odors, dust, chemicals, <br />refuse, waste, unsightliness, use of agricultural equipment, and traffic. <br />Permitted agricultural pursuits conducted in accordance with good practice and <br />maintenance are not deemed by the City of Pleasanton to be a nuisance." <br />Wording for all disclosures, deed restrictions, and clauses shall be submitted to the <br />City Attorney for review and approval before the recordation of the Parcel Map for <br />this development and shall be recorded over the project site by separate instrument. <br />Other Planning Conditions <br />31. All plans submitted for the issuance of a building permit must include a bar scale. <br />32. Air conditioning equipment, water softeners, trash containers and other such <br />equipment shall be screened from the view of the adjacent property and the street. <br />33. Approved building materials and colors shall be stated on the plans submitted for <br />issuance of building permits. <br />34. All future improvements to the property shall be processed in accordance with <br />Section 18.20, Design Review, of the Pleasanton Municipal Code. <br />11 <br />
