site, grading, paving, drainage, and utilities. Specific items to be indicated on the <br />site development plan necessary to construct the improvements are to be in <br />accordance with the City of Pleasanton Private Development Design Guidelines <br />adopted April 15, 1986. <br />64. The applicant shall submit 3 full-size sets of construction plans (wet-stamped and <br />signed), 2 sets of the necessary structural and Title 24 calculations, 2 copies of a <br />site specific soils report, and the completed Building Permit Questionnaire to the <br />Building and Safety Division, along with the necessary fees, to initiate the City's <br />plan check process. The plan check will be accepted only after the completion of <br />the Design Review procedure's 15-day appeal period, unless the applicant <br />submits a signed statement acknowledging that the plan check fees may be <br />forfeited in the event that the approval is overturned or the design is significantly <br />changed as the result of an appeal. In no case will a building permit be issued <br />prior to the expiration of the 15-day appeal period. <br />65. A sanitary sewer sampling manhole shall be provided on any new sanitary sewer <br />lateral from the building, unless otherwise waived by the Chief Building Official. <br />66. Prior to issuance of a building permit, the applicant shall pay the applicable Zone <br />7 and City connection fees and water meter cost for any water meters, including <br />irrigation meters. Additionally, the developer shall pay any applicable DSRSD <br />sewer permit fee. <br />67. Building and situs plans are to be submitted to the Building and Safety Division <br />on computer disk in a format approved by the Director. Digitized information <br />shall be submitted before requesting a final inspection and should reflect as-built <br />situs and architectural information as approved by the Director. <br />FIRE <br />68. The project developer shall meet all applicable fire and security requirements in <br />Chapters 20.24 and 20.36 of the Pleasanton Municipal Code. <br />69. The office building covered by this approval shall be equipped with an automatic <br />fire sprinkler system. Plans and specifications for the automatic fire sprinkler <br />system shall be submitted to the Pleasanton Building and Safety Division for <br />review and approval prior to installation. The fire alarm system, including <br />waterflow and valve tamper, shall have plans and specifications submitted to Fire <br />Prevention for review and approval prior to installation. All required inspections <br />and witnessing of tests shall be completed prior to final inspection and <br />occupancy of the building(s). The fire alarm system shall be monitored in <br />accordance with the Pleasanton Municipal Ordinance #1778. The fire alarm <br />system shall transmit zone information to a UL listed Central Station as specified <br />in the Ordinance. <br />11 <br />
