_ 8, That storm drainage swales, gutters, inlets, outfalls <br />and channels not within the area of a dedicated public <br />street or public service easement approved by the City <br />Engineer be privately maintained by the property owners <br />or through an association approved by the City, <br />9, That if a sanitary lift station is installed for use by <br />the development and if it is accepted by the City for <br />maintenance and operation, an agreement shall be completed <br />between the City and the developer prior to the approval of <br />the final map to the effect that the developer r;.i71 provide <br />a maintenance and operation fund for a minimum ten year period, <br />10, That the developer submit detailed landscape and irrigation <br />plans as part of the improvement plans. These plans should <br />include, where applicable, a street tree planting plan and <br />landscape plans for medians, buffer strips and any <br />right-of-way landscape areas. The irrigation plan shall <br />provide for automatic controls. <br />11, That the developer's cont_ractor(s} obtain an encroachment <br />permit from the City Engineer prior to the start of construction, <br />12, That the developer install street trees as required per <br />ordinance, <br />13, That the developer submit a mailbox location plan as part <br />- of the improvement plans for this developmemt, <br />14, That the right-of-way and permanent public improvements for <br />Paseo Santa Cruz be extended east across the rear of lots <br />137 and 136, <br />15. That Paseo Santa Cruz be extended to the south to form a <br />circulation loop with "J" Street. This loop street shall be <br />designed and installed to the satisfaction of the City Engineer. <br />This loop street can be either temporary or permanent, <br />
