` 8. That storm drainage swales, gutters, inlets, outfalls <br />and channels not within the area of a dedicated public <br />street or public service easement approved by the City <br />Engineer be privately maintained by the property owners <br />or through an association approved by the City. <br />9. That this development provide a safe and effective <br />circulation system for bicycles and pedestrians. These <br />facilities shall be designed and installed to the satis- <br />faction of the City Engineer and shall be separated from <br />vehicular traffic whenever possible. <br />10. That the center line of Rheem Drive extend east across <br />the intersection of Oakland Avenue and that it control <br />the location of the extension of Rheem Drive. <br />11. That a transition section in Mohr Avenue be designed <br />and installed by the developer to connect the existing, <br />standard 60' R/W / 40' curb to curb street west of SPRR <br />to the proposed, non-standard 60' R/W / 26' curb to curb <br />street east of SPRR. <br />12. That the combined 10' wide P.C.C. ped/bike way along the <br />north side of Mohr Avenue be extended west to meet the <br />existing 10' curb, gutter and sidewalk section west of <br />the SPRR. <br />13. That the developer enter into an agreement with the City <br />to pay the City portion (10~) of the 90-10 matching funds <br />for the installation of crossing gates at the Mohr Avenue <br />crossing of the Southern Pacific Transportation Company <br />right-of-way when requested in writing by the City Engineer. <br />This agreement shall be executed prior to the approval of <br />Tract 5248, Mohr Park, Unit No. 1 by the City Council. <br />14. That the property owner dedicate "non-access" rights across <br />the Mohr Avenue frontage of lots 1 through 11 to the City. <br />15. That the sidewalks on the minor streets shall be 5' instead <br />of 4'. <br />16. That Mohr Avenue improvements include emergency turnouts <br />for vehicles as required by the City Engineer. <br />17. That the owner/developer of this development (PUD-83-8; T.M. 5248) <br />actively participate in and jointly fund an engineering study <br />to determine the most feasible method of providing a sanitary <br />sewer outfall system to serve the areas generally bounded <br />by Santa Rita Road, Mohr Avenue, Martin Avenue, and the Arroyo <br />Mocho.
