MEMORANDUM <br />December 14, 1983 <br />T0: Planning Commission <br />FROM: Engineering Services - City Engineer <br />SUBJECT: Staff Report for Tentative Map Tract 5248, <br />Mohr Park, Unit No. 1; Shea Homes <br />This development is recommended for approval subject to the <br />following conditions: <br />1. That the developer meet all requirements of the <br />Subdivision Ordinance of the City of Pleasanton. <br />2. That the developer meet all required conditions of approval <br />of the Subdivision Map Act of the State of California. <br />3. That the developer meet all required conditions of any <br />prior approvals which this development may have received <br />_ from the City of Pleasanton, specifically PUD-83-8 <br />(Ordinance No. 1086). <br />4. That in-lieu park dedication fees be collected by the <br />City prior to approval of the final map at the rate <br />then in effect and for the total number of lots in the <br />final map, unless this requirement has been otherwise <br />satisfied by the dedication of the 2.4 acre park site <br />or by an agreement approved by the City Council. <br />5. That the developer dedicate to the City for street <br />right-of-way purposes those parcels of land intended <br />to be public streets. <br />6. That the developer grant an easement to the City over <br />those parcels shown as public service easements (P.S.E.) <br />and which are approved by the City Engineer or other <br />parcels which may be designated by the City Engineer. <br />7. That all existing wells, septic tanks or holding tanks <br />on the site be properly sealed, filled and abandoned <br />prior to the start of grading operations unless Zone 7 <br />retains specific wells for observation wells, or special <br />approval is obtained from the City Engineer for temporary <br />use of an existing well for construction water. <br />Any wells designated for abandonment or any wells <br />encountered during construction, are to be destroyed <br />in accordance with a permit obtained from Zone 7 by <br />calling (415) 443-9300. <br />--- - - _ T - <br />
