RESOLUTION N0. 2407 <br />Exhibit "A" <br />1. That the development be substantially as shown on the <br />site plan and elevations for case UP-83-52 on file with <br />the Planning Division. <br />2. That the sales office shall be located in the unit on <br />Lot 7 as shown on the attached site map. <br />3. That the developer submit improvement plans to the City <br />Engineer for review and approval prior to the start of <br />construction of the model complex. These plans shall <br />show: <br />a. Proposed street connection improvements at the Valley <br />Avenue Via de los Milagros intersection. <br />b. Proposed street improvements to Via de los Milagros <br />unless full improvements per tract plans are proposed. <br />c. Proposed parking lot and driveway connection to Via <br />de los Milagros. <br />d. Plans for all temporary and permanent utilities including <br />water meters. <br />4. That the developer be bonded for removal and reconstruction <br />of all temporary site work items. <br />5. That a building permit shall be taken out and construction <br />begun on the house on Lot 6 (the lot containing the temporary <br />parking lot) prior to any of the models being closed for <br />sale or some other method agreeable to staff and the developer, <br />for ensuring that this lot is constructed upon is found. <br />6. That the location of the raised wooden planters in the <br />cul-de-sac shall be subject to the approval of the Fire <br />Department. <br />7. Approval of this use permit does not constitute approval <br />of any signing for the development and if signing is desired, <br />it shall be submitted to the City under separate application. <br />8. That approval of the sales office is granted for a period <br />of one year only at which time the proponent must reapply <br />for an extension. This may be done administratively and <br />does not need to be resubmitted to the Planning Commission. <br />12/14/83 <br />
