Exhibit "A" <br />Page 4 - Resolution No. 2411 <br />Tentative Map Tract 5244 <br />Page 4 <br />20. That the developer install an eight foot (8') wide P.C.C. <br />sidewalk along the entire Santa Rita Road frontage of this <br />development unless otherwise approved by the City Engineer <br />(5' minimum from face of curb to sidewalk, 2' minimum from <br />sidewalk to masonry wall or other vertical obstruction). <br />21. The sidewalk along the Valley Avenue and Santa Rita <br />Road frontage of the proposed park shall be designed <br />in conjunction with the park sidewalks. <br />22. The 2-1/2' to 3' wall along the park frontage shall <br />be designed in conjunction with the required berms <br />and landscaping to minimize the linear effect. <br />23. That the costs associated with a median break in <br />Valley Avenue be paid for by the developer. <br />24. That the developer submit a refundable cash bond for <br />hazard control and for public works inspection control. <br />This bond would be attached in the event that City <br />forces were required to clear a hazardous condition or <br />to provide funds for unreimbiirsed public works inspection <br />overtime. The amount of this bond will be determined by <br />the City Engineer (approximately $100 per lot - $2500 <br />minimum). The developer shall provide additional funds, <br />if required, to maintain the cash bond at the minimum level. <br />25. That the developer submit improvement plans for the <br />development of the remainder of the undeveloped Orloff <br />Park to the City for review and approval. The improvements <br />shall include, but are not necessarily limited to, clearing <br />and grubbing, rough grading, automatic irrigation system, <br />P.C.C. sidewalks, pathway lighting, turf, berms, landscaping, <br />and the 2-1/2' to 3' wall along the Valley/Santa Rita Road <br />intersection area. The development of this park shall be <br />subject to any applicable pre-existing agreements between <br />Morrison Homes and the City. <br />
