EXHIBIT "A" <br />PLANNING COMMISSION RESOLUTION N0. 2413 <br />JANUARY 11, 1984 <br />- 19. That the developer install street frontage improvements per <br />ordinance and to the satisfaction of the City Engineer. <br />These improvements may include, but are not necessarily <br />limited to, grading, curb and gutter, sidewalk, paving, <br />storm drain, street lighting, underground utilities, traffic <br />control devices, landscaping, and automatic irrigation systems. <br />20. That the developer submit a refundable cash bond for <br />hazard and inspection control prior to issuance of a <br />building permit. That amount o£ this bond will be deter- <br />mined by the City Engineer. <br />21. That a sanitary sewer sampling manhole be provided on the <br />sanitary sewer lateral unless otherwise waived by the City <br />Engineer. <br />22. That prior to issuance of a building permit, the developer <br />pay the applicable Zone 7 and City connection fees and water <br />meter cost for any water meters (irrigation meters) not <br />directly related to a building permit. <br />23. That the developer dedicate to the City for street <br />right-of-way purposes those parcels of land intended <br />for public street widening. <br />_ 24. That the developer grant an easement to the City over <br />those parcels shown as public service easements (P.S.E.) <br />and which are approved by the City Engineer or other parcels <br />which may be designated by the City Engineer. <br />25. That approval of the design for the line, grade, and <br />structural sections for the streets serving this develop- <br />ment be withheld pending final engineering design and <br />review by the City Engineer. <br />25. That all existing wells, septic tanks or holding <br />tanks on the site be properly sealed, filled and abandoned <br />prior to the start of grading operations unless Zone 7 <br />retains specific wells for observation wells, or <br />special approval is obtained from the City Engineer for <br />temporary use of an existing well for construction water. <br />Any wells designated for abandonment or any wells encountered <br />during construction, are to be destroyed in accordance with a <br />permit obtained from Zone 7 by calling (415) 443-9300. <br />
