EXHIBIT "A" PLANNING COMMISSION RESOLUTION N0. 2426 February 8, 1984 10. That any existing assessment district, which the property may be subject to, be cleared prior to the approval of the final map or the developer will cause a segregation to be completed in conjunction with the final map. 11. That the developer submit a refundable cash bond for hazard and erosion control prior to approval of the final map. The amount of this bond will be determined by the City Engineer. (Approximately $100 per lot - $2500 minimum.) 12. That the developer (subdivider) may file multiple final maps prior to the expiration of the conditionally approved tentative map for this development; provided, however, that each such final map filed shall provide for all normal and reasonable public improvements required by the City to serve that portion of this development to the satisfaction of the City Engineer. 13. That the developer dedicate to the City for street right-of-way purposes those parcels of land intended - to be public streets. 14. That the developer grant an easement to the City over those parcels shown as public service easements (P.S.E.) and which are approved by the City Engineer or other parcels which may be designated by the City Engineer. 15. That approval of the design for the line, grade, and structural sections for the streets serving this develop- ment be withheld pending final engineering design and review by the City Engineer. 16. That vertical P.C.C. curbs and gutters be constructed within this development unless otherwise approved by the City Engineer and that the curb and gutter be poured mono- lithically with the sidewalk when the sidewalk is adjacent. 17. That all existing wells, septic tanks or holding tanks on the site be properly sealed, filled and abandoned prior to the start of grading operations unless 'Lone 7 retains specific wells for observation wells, or special approval is obtained from the City Engineer for temporary use of an existing well for construction water. Any wells designated for abandonment or any wells encountered during construction, are to be destroyed in accordance with a _. permit obtained from Zone 7 by calling (415} 443-9300.
