Exhibit "A" <br />Planning Commission Resolution No. 2433 <br />2/22/84 for Case UP-84-5 <br />1. That the development be substantia <br />site plan for case UP-84- Son file <br />Division with the exception that a <br />the project shall be submitted for <br />the Planning Division and shall be <br />opening of the sales office, <br />Lly as shown on the <br />with the Planning <br />landscaping plan for <br />review and approval by <br />in place prior to the <br />2, Approval of this use permit does not constitute approval <br />of any signing for the development and if signing is desired, <br />it shall be submitted to the City under separate application. <br />3, That approval of the sales office is granted for a period <br />of one year only at which time the proponent must reapply <br />for an extension. This may be done administratively and <br />does not need to be resubmitted to the Planning Commission. <br />4. That all trees used in the model home complex shall be a <br />minimum of 15 gallons and all shrubs a minimum of 5 gallons <br />in size. <br />5, That a burglar alarm system shall be installed in the <br />model homes, said system to be approved by the Police <br />Department prior to installation. <br />6. That no flags, banners, pinwheels, pennants or similar <br />attention attracting devices shall be utilized in the <br />complex. <br />7, That the developer post an aerial photo, or alternative <br />illustration acceptable to the Planning Division, in the <br />sales office showing the types of facilities and land uses <br />surrounding the complex. <br />6, That signs be posted in all model homes advising all <br />propsective buyers of those features, which are optional <br />and are not included as part of the purchase price. <br />9, That the developer call for final building inspection by <br />the City prior to any model homes being closed for sale, <br />10. That exterior lighting and fencing be provided for the complex, <br />the number and type of lights and fencing to be approved by <br />the Police Department. <br />11, That the developer install street trees in accordance with <br />City standards prior to the use of the models. <br />12. That this approval includes by this reference all relevant <br />conditions of PUD-79-14 and Tract 4718. <br />
