7. That no materials, supplies or equipment excluding company owned <br />or operated trucks or motor vehicles shall be stored in any area <br />on a site except inside or behind a solid visual barrier which <br />__ screens such areas from adjoining properties or public streets, <br />which barrier shall be at least 6 ft. in height. <br />8. The public improvements for this development may be phased in <br />accordance with multiple final maps filed pursuant to Government <br />Code, Section 66456.1 subject to the following requirements: <br />a. Public improvements required to be designed and constructed <br />with the first final map filed under this PUD shall include, <br />but are not limited to, the following: <br />1) The developer shall design and construct interim improvements, <br />satisfactory to the City Engineer, at the Valley/Bernal <br />Avenue intersection with Stanley Boulevard. These <br />improvements shall include an interim traffic signal. <br />2) The developer shall design and construct the improvements <br />necessary to complete the west one-half of Bernal <br />Avenue from Stanley Boulevard south to Del Valle Parkway <br />to the satisfaction of the City Engineer. <br />b. The developer shall enter into an agreement with the City <br />to pay this development's proportionate share of the cost <br />of the improvements for the "ultimate" configuration of the <br />Stanley Boulevard intersection with Valley Avenue and Bernal <br />Avenue. This agreement shall be executed by the developer <br />and approved by the City Council prior to the recorda on <br />of the first final map for this PUD. The extent of the developer's <br />obligation shall be determined by the City Engineer. These <br />improvements shall include a full four-way traffic signal. <br />The cost of the interim improvements made by the developer <br />at the intersection of Stanley Boulevard and Valley/Bernal <br />Avenue may be credited against the cost of the ultimate improvements. <br />9. That all applicable conditions of Planning Commission Resolutions <br />No. 1569 and 1645 shall be complied with. <br />10. That the devleoper complete the construction of Del Valle Parkway <br />within the boundaries of this development to the satisfaction <br />of the City Engineer. Construction of a portion of the required <br />improvements of the south half of this street may be deferred <br />under a deferred street improvement agreement satisfactory to <br />the City Engineer. <br />11. That the Del Valle Parkway be constructed with an 18 ft. wide <br />median with 8" high curbs and with 33 ft. curb to curb dimensions. <br />12. That Valley/Bernal Avenue from Stanley Boulevard to Del Valle <br />Parkway be constructed as a four lane major thoroughfare within <br />a 104 ft. wide right-of-way. The symmetrical one-half street <br />section shall be as follows: 9 ft. from centerline to 8 in. <br />median curb, 27 ft. from median curb to 8 in. curb, and 16 ft. <br />from curb to right-of-way line containing a combined bike-pedway <br />(6 ft. wide minimum if on both sides - 8 ft. wide minimum if <br />only on west side). The developer shall install landscaping <br />and automatic irrigation systems in both parkway strips and in <br />the median. <br />
