7. That no materials, supplies or equipment excluding company owned or operated trucks or motor vehicles shall be stored in any area on a site except inside or behind a solid visual barrier which __ screens such areas from adjoining properties or public streets, which barrier shall be at least 6 ft. in height. 8. The public improvements for this development may be phased in accordance with multiple final maps filed pursuant to Government Code, Section 66456.1 subject to the following requirements: a. Public improvements required to be designed and constructed with the first final map filed under this PUD shall include, but are not limited to, the following: 1) The developer shall design and construct interim improvements, satisfactory to the City Engineer, at the Valley/Bernal Avenue intersection with Stanley Boulevard. These improvements shall include an interim traffic signal. 2) The developer shall design and construct the improvements necessary to complete the west one-half of Bernal Avenue from Stanley Boulevard south to Del Valle Parkway to the satisfaction of the City Engineer. b. The developer shall enter into an agreement with the City to pay this development's proportionate share of the cost of the improvements for the "ultimate" configuration of the Stanley Boulevard intersection with Valley Avenue and Bernal Avenue. This agreement shall be executed by the developer and approved by the City Council prior to the recorda on of the first final map for this PUD. The extent of the developer's obligation shall be determined by the City Engineer. These improvements shall include a full four-way traffic signal. The cost of the interim improvements made by the developer at the intersection of Stanley Boulevard and Valley/Bernal Avenue may be credited against the cost of the ultimate improvements. 9. That all applicable conditions of Planning Commission Resolutions No. 1569 and 1645 shall be complied with. 10. That the devleoper complete the construction of Del Valle Parkway within the boundaries of this development to the satisfaction of the City Engineer. Construction of a portion of the required improvements of the south half of this street may be deferred under a deferred street improvement agreement satisfactory to the City Engineer. 11. That the Del Valle Parkway be constructed with an 18 ft. wide median with 8" high curbs and with 33 ft. curb to curb dimensions. 12. That Valley/Bernal Avenue from Stanley Boulevard to Del Valle Parkway be constructed as a four lane major thoroughfare within a 104 ft. wide right-of-way. The symmetrical one-half street section shall be as follows: 9 ft. from centerline to 8 in. median curb, 27 ft. from median curb to 8 in. curb, and 16 ft. from curb to right-of-way line containing a combined bike-pedway (6 ft. wide minimum if on both sides - 8 ft. wide minimum if only on west side). The developer shall install landscaping and automatic irrigation systems in both parkway strips and in the median.
