Exhibit "A" <br />Planning Commission Resolution No. 2438 <br />3/14/84 <br />1. That the development be substantially as shown on the development <br />_ plan, Exhibit A, on file with the Planning Division, except as <br />modified by conditions 2 and 3 below. <br />2. That the Arizona Street cul-de-sac be shortened slightly (perhaps <br />by as much as 100 ft.) in order to allow greater design flexibility <br />on lots 26 and 27 and thereby create a better vista from Stanley <br />Boulevard. <br />3. That an open offer of dedication be made by the developer to <br />the City for street right-of-way purposes for the future extension <br />of Utah Street from Arizona Street east to the east property <br />line of this development across portions of Lots 23 and 24. <br />This open offer of dedication shall be rejected by the City and <br />the subject property shall revert to the developer for development <br />purposes when either of the following occurs; <br />a. The adjacent PG&E parcel is developed and the Utah Street <br />extension is not required by the City. <br />b. Upon expiration of a five year period, commencing from the <br />date of City Council approval of the first final map within <br />this PUD area, with no development approval occurring for <br />the adjacent PG&E parcel. <br />In the event that development of PG&E parcel occurs within the <br />-- five year period and the Utah Street extension is required by <br />the City Engineer, the developer of the PG&E parcel shall be <br />responsible for construction of the requisite street improvements. <br />4. That since the development plan does not show the specific design <br />of all buildings to be constructed on the property, all buildings <br />and individual site landscaping, parking and access shall require <br />approval of the Design Review Board prior to issuance of building <br />permits. In addition, vehicular ingress and egress between Lot <br />10 or 11 and Bernal Avenue shall be restricted to the southerly <br />fifty feet (50') of the site frontage or as otherwise .approved <br />by the City Engineer. This restriction shall apply until the <br />ultimate Stanley/Valley/Bernal intersection is completed. This <br />driveway from Lot 11 to Stanley Boulevard, if required, shall <br />be located as far to the east as possible and shall be a right <br />turn in-out only. <br />5. That all uses on the subject property shall be limited to those <br />listed in Planning Commission Resolution No. 2098. <br />6. That all site, parking and loading standards, as set forth in <br />Articles 3, 16 and 17 of the Ordinance Code of the City of Pleasanton <br />for the C-S (Commercial Service) District, shall be used as a <br />guide but that final requirements for all projects within the <br />development shall be determined on a case by case basis at the <br />time of design approval by the Design Review Board. <br />
