PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2443 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RECOMMENDING APPROVAL OF CASE PUD-81-30-1OD, APPLICATION OF PRUDENTIAL <br />INSURANCE COMPANY FOR PEDRO'S RESTAURANT <br />WHEREAS, Prudential Insurance Company of America has applied for design review <br />approval of an approximately 13,000 sq. ft. restaurant and related facilities <br />on an approximately 2.7 acre site located at the southeast corner of <br />Hopyard Road and Gibraltar Drive; and <br />WHEREAS, zoning for the property is PUD (Planned Unit Development)-Commercial <br />and Offices/General and Limited Industrial District; and <br />WHEREAS, at their duly noticed public hearing of March 28, 1984 the Planning Commission <br />considered all public testimony, recommendations of the City staff and <br />relevant exhibits concerning this application; and <br />WHEREAS, an Environmental Impact Report (EIR) was previously adopted for the <br />entire Hacienda Business Park (Case PUD-81-30) and design review of specific <br />buildings was considered in that document, therefore, no environmental <br />document accompanies this application; and <br />WHEREAS, the Planning Commission has found that case PUD-81-30-1OD, conforms to <br />the PUD zoning and General Plan land use designation for the proposed <br />site of the development. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE <br />FOLLOWING: <br />Section 1. Recommends approval of case PUD-81-30-1OD, application of Prudential <br />Insurance Company for an approximately 13,000 sq. ft. restaurant and <br />related facilities on an approximately 2.7 acre site located at the southeast <br />corner of Hopyard Road and Gibraltar Drive subject to the following conditions: <br />1. That the development be substantially as shown on the site plan, <br />floor plan, elevations and landscape plan, Exhibit A, on file with <br />the Planning Division. <br />2. That where feasible, the project shall meet all parking requirements <br />of Article 16, of the Pleasanton Zoning Code and shall show all standard <br />size parking spaces to be a minimum of 8'8" in width. <br />3. That approval of this case is subject to all conditions of approval <br />of Ordinance No. 1109 under which the Hacienda Business Park PUD <br />was approved and approval of case PUD-81-30-LOD is conditioned upon <br />Ordinance No. 1109 becoming effective. <br />4. That as part of this project, full driveways shall be constructed <br />to the subject property from Gibraltar Drive and Hopyard Road. These <br />driveways shall be constructed to the satisfaction of the City Engineer. <br />
