PLANNING COMMISSION <br />CITY OF PLEASASNTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 2450 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON RECOMMENDING APPROVAL OF A DEVELOPMENT <br />AGREEMENT CONCERNING THE PROPERTY LOCATED ADJACENT <br />AND TO THE SOUTH OF 2025 SANTA RITA ROAD <br />WHEREAS, the City of Pleasanton and Kushel Dahya Patel, et al have applied for <br />a development agreement with regard to the devleopment and use of an <br />approximately 17,000 sq. ft. site located adjacent and to the south of <br />2025 Santa Rita Road; and <br />WHEREAS, zoning for the property is currently C-F (Commercial Freeway) District; <br />and <br />WHEREAS, at their meeting of March 28, 1984 the Planning Commission considered <br />the above agreement which was brought about from the settlement of legal <br />action brought against the City and the developers of the Valley Plaza <br />Villages ZI project by the Patels, the owners of the E1 Rancho Motel. <br />The purpose of the proposed development agreement is to lay out in advance <br />the development potential of approximately 17,700 sq. ft. adjacent and <br />to the south of the motel itself. This property is a remnant piece lying <br />between the motel and a new 40 ft. public street leading from Valley <br />Plaza Villages II project to Santa Rita Road; and <br />WHEREAS, the subject property is irregular in shape and wraps partially around <br />and behind the existing structure on the motel site (see attached Exhibit <br />"C"). While the front, easterly portion of the new parcel is relatively <br />narrow with a dimension of 30-40 ft., the rear of the site consists of <br />a larger, buildable rectangular area; and <br />WHEREAS, as part of the settlement between the City and the Patels, this development <br />agreement is to describe the type and intensity of the development that <br />will be allowed on the site. The parties are seeking an agreement providing <br />for a single-story project of no more than 3,000 sq. ft. of building <br />area under a PUD plan to be approved in the future; and <br />WHEREAS, the proposed development agreement is exempt from CEQA, therefore, no <br />environmental document accompanies this application. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE <br />FOLLOWING: <br />Section 1. Recommends approval of the development agreement with regard to the <br />development and use of an approximately 17,000 sq. ft. site located adjacent <br />and to the south of 2025 Santa Rita Road. <br />Section 2.
