12. That the developer shall install street trees in accordance <br />with City standards prior to the use of the models. <br />13. That the developer shall construct the remainder of Hansen <br />Drive and all of Corte Madrid prior to the opening of the <br />model home complex. <br />14. That the developer shall submit plan and profile improvement <br />drawings for Corte Madrid, Paseo Santa Cruz and Hansen Drive <br />prior to the opening of the models. <br />15. That the developer shall bond for the removal of the <br />temporary parking lot, the projects signs and the fence <br />across Corte Madrid. <br />16. That the driveway for model 5A shall be shifted 5 ft. ± <br />west and be perpendicular or radial to the face of the <br />curb line. <br />17. That the temporary parking lot shall be paved and be edged <br />with A.C. berms or headers. <br />18. That the developer shall at all times, utilize the approved <br />haul route north of Hansen Drive for all construction <br />traffic. <br />
